PURPOSE: The Maintenance Manager is responsible for overseeing the repairs, installations, and ongoing upkeep of all facility systems and structures. This role ensures that buildings, mechanical systems, and work environments remain safe, efficient, and operational. Core duties include designing maintenance procedures, managing budgets, supervising staff, and performing inspections to identify and resolve issues proactively. 

Requirements

Job Responsibilities: 

  • Train, mentor, and supervise maintenance department staff. 
  • Approve all maintenance, installation, and repair activities completed by team members. 
  • Ensure team compliance with safety regulations and quality standards. 
  • Negotiate and manage contracts with outside vendors and service providers for maintenance-related work. 
  • Ensure timely inspections, maintenance, and repairs of electrical systems, mechanical equipment, and facility infrastructure. 
  • Regularly visit and inspect facilities to identify problems and determine appropriate solutions. 
  • Troubleshoot and repair mechanical equipment and machinery as needed. 
  • Maintain a clean, safe, and hygienic work environment across all facilities. 
  • Implement and enforce workplace safety policies, procedures, and standards. 
  • Monitor equipment and facility safety to prevent hazards and downtime. 
  • Track maintenance budgets and expenses. 
  • Plan and schedule maintenance operations efficiently and cost-effectively. 
  • Use property management, maintenance management, and computer software to document work orders, track maintenance requests, manage schedules, maintain records, and communicate with staff and vendors.
  • Maintain accurate electronic records of inspections, repairs, preventative maintenance, work orders, and facility-related activities.

Recordkeeping & Reporting 

  • Immediately report any critical incidents to the Regional Director. 
  • Collect and report data necessary to meet funding and statistical requirements. 

Skills: 

  • Carpentry Skills: Ability to complete basic structural repairs.
  • Plumbing Knowledge: Competence in identifying and fixing leaks, drainage issues, and fixture problems.
  • Electrical Skills: Capability to troubleshoot and repair building electrical systems.
  • HVAC Maintenance: Understanding of climate control systems and routine upkeep.
  • Groundskeeping: Ability to maintain outdoor areas, including lawn care and minor landscaping.
  • Computer Skills: Proficiency with computers, email, Microsoft Office or similar software, and the ability to learn and effectively use property management and maintenance software.
  • Property Management Software: Experience with AppFolio or similar property management, work order, maintenance tracking, or facilities management systems is preferred.
  • Attention to Detail: Ensures work is completed safely and thoroughly.
  • Interpersonal Skills: Communicates clearly and respectfully with staff and residents.
  • Physical Stamina: Able to perform manual labor for full shifts, including lifting, standing, bending, and climbing.
  • Flexibility: Willing and able to take on additional tasks as needed.

Qualifications: 

  • Minimum of 5 years of experience in facilities maintenance and mechanical systems. 
  • Proven ability to manage maintenance teams, operations, and vendor relationships. 
  • Strong knowledge of building systems, safety regulations, and preventative maintenance strategies. 
  • Excellent problem-solving, organizational, and leadership skills. 
  • Ability to handle both mechanical and administrative responsibilities effectively. 
  • Strong communication skills and a proactive, hands-on approach to facility management. 
  • Willingness to perform or supervise repairs as needed.

Compensation 

Wage range between $28-$30/hour
