The Builder Relations Representative is responsible for developing, maintaining, and expanding strategic partnerships with home builders, residential developers, manufactured home dealers, and sales agents. In this role, you will serve as the primary liaison between local/regional home builders, manufactured home dealerships, and our mortgage company. Your primary objective is to build trust, establish preferred lender arrangements, and drive mortgage leads from builder communities and manufactured home sales centers to our loan officer team.
Key Responsibilities
Relationship Development & Business Generation:
- Identify, prospect, and secure preferred lender partnerships with local, regional, and national home builders, residential developers, and manufactured home dealers using company-provided sales and volume data.
- Establish and cultivate strong daily working relationships with builder sales representatives, manufactured home dealership managers, site managers, and executive leadership.
- Conduct frequent on-site visits to model homes, sales centers, manufactured home retail lots, and construction offices to remain top-of-mind.
Lead Capture & Pre-Approval Routing:
- Implement seamless systems to capture buyer leads directly from builder and manufactured home dealership sales offices.
- Facilitate rapid pre-approvals for prospective homebuyers to help builders and dealers convert foot traffic into binding purchase agreements.
- Partner with internal loan officers and underwriting teams to ensure clear communication and fast turnaround times on pre-approval requests.
Marketing & Value-Add Strategy:
- Structure and market builder forwards (forward commitments/long-term rate locks) to help builders offer below-market financing incentives and lock in rates for prospective buyers during extended construction periods.
- Collaborate with the in-house marketing department to execute co-branded marketing campaigns, flyers, digital materials, and social media promotions showcasing builder forward incentives and financing programs.
- Educate builder and manufactured dealer sales teams on specialized loan products (e.g., builder forward commitments, temporary rate buy-downs, extended lock options, construction-to-permanent loans, manufactured home financing products, and first-time homebuyer grants).
- Design and execute open houses, model launch events, dealership promotions, and community events alongside builder and dealer sales staff.
- Provide partners with regular pipeline updates, escrow tracking, and mortgage market insights to demonstrate ongoing partner value.
Pipeline & Performance Tracking:
- Represent the company at builder associations (e.g., local HBA events), manufactured housing association events, trade shows, and industry networking events.
- Maintain active management of the loan pipeline in process to prevent bottlenecks and ensure on-time closings.
- Track all partner interactions, pipeline metrics, and lead conversion rates within the CRM to report performance during periodic reviews.

Qualifications & Requirements
Experience:
- 2+ years of successful sales, business development, or account management experience within the residential mortgage, real estate, manufactured housing, or homebuilding industry.
- Proven track record of prospecting, negotiating, and closing B2B partnership accounts.
Knowledge:
- Solid understanding of residential mortgage products, builder forward commitments, rate buy-downs, long-term rate locks, and manufactured housing financing.
- Familiarity with home construction/factory-built home sales processes, builder purchase contracts, and dealership lot sales dynamics.
Skills:
- High emotional intelligence (EQ) with exceptional interpersonal and persuasive presentation skills.
- Ability to analyze market data and sales reports to identify strategic partner opportunities.
- Strong organization and CRM management capabilities to handle multiple builder and dealer accounts simultaneously.
- Licensing: Active NMLS license is not required but highly encouraged
Probationary Period & Performance Reviews
90-Day Probationary Period:
- All new hires enter an initial 90-day probationary period during which sales activity, onboarding milestones, initial partner relationship building, and team integration are monitored.
Quarterly KPI & Pipeline Assessments:
- Formal performance evaluations take place at the end of each calendar quarter.
- Reviews focus on leading Key Performance Indicators (KPIs), including:
- Total volume and quality of leads generated from builder and manufactured dealer partners.
- In-depth pipeline review of active loans in process (pre-approvals, applications, initial disclosures, and underwrite status).
- Partnership acquisition rate (new builders and manufactured home dealers onboarded).
- Lead-to-pre-approval and pre-approval-to-close conversion rates.
Compensation & Benefits
Structure: Commission-based pay with a guaranteed draw.
- Minimum Annual Draw: $80,000 per year (distributed on regular company pay cycles as an advance against earned commissions).
- Commission Rate: 20 basis points (0.20%) on total funded loan amounts for permanent mortgage loans driven through representative relationships.
- Reconciliation: Earned commissions offset the $80,000 annual draw baseline, with additional commission paid out upon exceeding draw thresholds per company compensation agreement terms.
