The Maintenance Tech is responsible to perform a variety of custodial cleaning tasks as well as skilled and semi-skilled facilities basic routine maintenance and repairs of the condominium property to keep them in a functional, orderly, clean, and attractive condition. 


Primary Objectives:

  • Proactively work to keep all common areas well maintained, safe, neat, and clean.
  • Timely complete minor repairs as needed or reported.


Summary Areas of Responsibility:

  • Inspect and maintain Amenity Center and pool deck for cleanliness. Restore furniture and equipment to position, restock restroom supplies, clean restrooms as required, empty trash, and observe any areas needing repair.
  • Empty trash receptacles and dog waste stations around the entire condominium property.
  • Manage and maintain trash compactor and adjoining areas for trash-free appearance. 
  • Clean, sweep, mop and disinfect restrooms and all areas of amenity building on a routine basis. 
  • Perform routine maintenance of fitness equipment and all condominium-owned equipment.
  • Clean and maintain all common areas noting or attending to any issues.
  • Replace light bulbs as needed. 
  • Perform minor repairs in common areas (e.g. light fixtures, chairs/tables/umbrellas, fencing, storm drain system, lite carpentry work, and more).
  • Pressure wash building entries, sidewalks, and pool deck as needed. Hand wash mail kiosks.
  • Perform routine minor painting, equipment lubrication or adjustment, minor electrical or plumbing repairs that do not require a licensed vendor.
  • Operate golf cart and other equipment in accordance with safety regulations. 
  • Maintain maintenance closets and storage area in orderly and organized manner. 
  • Assist Community Manager, when requested, in monitoring actions of outside contractors.
  • Perform other general maintenance tasks at the direction of Community Manager.


Requirements

Required Skills, Knowledge and Abilities:

  • Good verbal communication skills, both oral and written 
  • Ability to work well with Management, Vendors and Suppliers
  • Knowledge and experience in minor repairs including safe use of hand and power tools
  • Ability to neatly perform maintenance tasks such as painting, caulking, pressure washing, etc.
  • Valid driver’ s license
  • Custodial or maintenance experience preferred
  • Experience in non-specialist maintenance and mechanical repair is a plus 

Physical Demands:

  • Stamina to perform physical labor
  • Ability to lift and carry 50 pounds
  • Ability to use ladders, reach overhead
  • Alternate between working indoors and outdoors in varying weather conditions 
Salary Description
$22.00 to $25.00
