Lion Real Estate Group is seeking a Revenue Manager who drives pricing strategy and revenue performance across the Lion portfolio, protecting and growing asset value through disciplined pricing, rigorous data analysis, and close cross-functional partnership. This role uses revenue management technology, market intelligence, and industry best practices to build and execute asset-specific revenue strategies, lead pricing discussions, and support portfolio performance.
The Revenue Manager partners closely with Property Management, Asset Management, Finance, and Marketing to align systems, forecasts, and strategies, and coaches on-site teams so that revenue management principles are executed consistently at the community level.

Essential Functions
Pricing Strategy and Execution
- Implement and execute revenue pricing strategies that maximize revenue and asset value through effective use of pricing tools, market data, and industry best practices.
- Lead weekly pricing calls to review and align new lease and renewal pricing recommendations.
- Develop and manage renewal strategy, lease term optimization, and lease expiration management to smooth expiration curves and reduce seasonal exposure.
- Manage exposure, availability, and concession strategy in coordination with Property Management and Marketing.
- Establish pricing strategy for lease-ups, post-renovation units, and newly acquired assets.
- Identify and price ancillary and other-income opportunities, including fees, premiums, and value-add unit features.
Unit Type and Amenity Analysis
- Conduct Unit Type and Unit Amenity Assessments to ensure asset strategy goals are met. This includes:
• Evaluating and validating unit type groupings and hierarchies.
• Assessing amenity values and premium structures
• Testing the accuracy of amenity pricing against absorption and resident willingness to pay.
• Recommending adjustments so that pricing reflects true product differentiation across each asset.
- Conduct competitive set reviews and market amenity comparisons to inform pricing and positioning strategy.
Systems, Tools, and Compliance
- Configure and manage revenue management system parameters to support asset-specific strategies and goals.
- Lead the implementation and configuration of pricing software for new acquisitions, including data validation and system initialization.
- Track pricing override behavior and system compliance across the portfolio, identify root causes, and partner with operations leadership to correct execution gaps.
- Develop and maintain pricing workbooks, dashboards, and analytical models.
- Ensure all pricing practices comply with applicable federal, state, and local law governing rent-setting, and software-assisted pricing, and use of publicly available competitor data. Maintain documentation supporting independent pricing decisions, monitor evolving regulatory requirements by market, and escalate compliance questions to Legal and executive leadership promptly.
Analysis, Forecasting, and Reporting
- Analyze performance metrics, identify trends and opportunities, and prepare clear, actionable reporting for stakeholders across the organization to support strategic decision-making.
- Partner with Finance, Asset Management, and Property Management leadership to forecast revenue targets, evaluate portfolio performance, and support asset-level value creation strategies.
- Support the annual budget and revenue planning process for assigned communities.
- Collaborate with Marketing to provide data-driven recommendations on marketing spend and demand generation, and work with technology and property management software support teams to align systems, processes, and integrations with revenue management best practices.
- Stay current on market conditions, supply and demand dynamics, and industry trends to inform data-driven pricing and revenue strategies.
Team Development and Onboarding
- Lead learning sessions with on-site teams to reinforce revenue management principles, focusing on leasing performance, conversion, and value creation through consistent process and disciplined execution.
- Support the onboarding of new assets and site teams into the Lion portfolio by ensuring alignment with revenue management tools, standards, and best practices.
- Travel to assigned markets as needed to support the functions and responsibilities of the role.
Required Skills and Abilities
- Strong analytical and problem-solving skills, with the ability to translate data into clear, defensible pricing recommendations.
- Ability to influence without authority and to communicate complex analysis persuasively to on-site teams, operations leadership, and ownership.
- Advanced Microsoft Excel skills, including pivot tables, lookups, and financial modeling; proficiency across the Microsoft Office Suite.
- Proficiency with a multifamily revenue management system (i.e., Yardi Revenue IQ, REBA, or comparable platform).
- Working knowledge of a multifamily property management platform (i.e., Yardi Voyager).
- Strong understanding of multifamily operations, including leasing, lease administration, renewals, turns, and the revenue impact of operational decisions.
- Excellent verbal and written communication skills.
- Strong organizational skills, attention to detail, and time management, with a proven ability to meet deadlines.
- Ability to work independently, prioritize competing demands, and manage multiple assets simultaneously in a fast-paced environment.
- Collaborative team orientation with the ability to lead cross-functional discussions.
Education and Experience
Required:
- Bachelor's degree in real estate, finance, business, economics, marketing, or a related field.
- 5+ years of combined experience in revenue management, pricing strategy, financial analysis, or a closely related analytical role supporting revenue and business strategy.
- 2+ years of direct experience executing revenue management initiatives, including new lease and renewal pricing strategy and portfolio-level analysis.
- Demonstrated hands-on experience with a multifamily revenue management system.
Preferred:
- 5+ years of multifamily site or regional operations experience (Property Manager, Assistant Manager, or similar), with exposure to daily operations, lease administration, and renewals.
- Experience implementing or configuring revenue management software for new acquisitions.
- Experience supporting value-add or renovation programs.
- Industry designation such as CAM, CAPS, or CPM.
