Description

Summary:


The Real Estate Development Manager will be responsible for negotiating, preparing, reviewing, and recommending property transactions and development as they relate to rental revenue, property values, construction, and land development for Killam Development., Ltd. This position will also oversee the development of raw land to a full industrial/commercial property. Must have knowledge in all aspects of development including local and state ordinances, business process’, along with the engineering and construction phases.  


Requirements

Essential Duties:

  • Serve as a key and often primary point of contact for multiple concurrent projects in various cities during various stages of construction or lease-up.
  • Act as project manager, supervising construction and engineering, tracking responsibilities, progress, and concerns related to construction, budgeting, and timely performance reporting.
  • Forecast the timing of projects and funding milestones/deadlines.
  • Analyze leasing requirements and opportunities by investigating and appraising rental/sales markets.
  • Coordinate with local and state governing entities to ensure all development projects meet mandated regulations.
  • Manage construction budget for development.
  • Facilitate and participate in site selections analysis and developing studies for real estate property acquisitions, disposals and lease arrangements, and preparing recommendations by analyzing requirements and comparing alternatives.
  • Communicate with team members, tenants, and external stakeholders, to discuss issues, resolve problems, and prepare recommendations.
  • Manage corporate governance and maintain a real estate database for agreements, inventory and prepare project schedules as required.
  • Manage the development and implementation of the development process that supports the long-term integrity and operational efficiency of Killam Development’s real estate assets.
  • Resolves differences in plan interpretation and specifications.
  • Drive cost-effective project management techniques and strategies.
  • Other Duties as Assigned.

Education:


Bachelor’s degree in Construction Management, Civil Engineering, Real Estate, Business, Urban Planning, or a related field required. Master’s degree preferred. 


Experience:

  • Minimum of 7 years of experience in industrial or commercial property development, or a related field.
  • Experience managing project budgets, schedules, consultants, contractors, and regulatory approvals.


Location:


Killam Development., Ltd is located Laredo, Texas; this is an in office position based at our office in Laredo, all applicants will be required to relocate, if necessary.

Must have the following skills and/or abilities:

  • Strong analytical, negotiation, communication, and problem-solving skills.
  • Proven ability to manage multiple complex projects and competing priorities.
  • Strong leadership skills with the ability to hold internal and external partners accountable for results.
  • Experience with residential master-planned communities, commercial development, or mixed-use development.
  • Experience working with municipalities and governmental agencies in Texas.
  • Knowledge of South Texas development and construction markets.
  • Experience evaluating land opportunities and supporting acquisition due diligence.


Licenses/Certifications:


Must have a current valid driver’s license and a satisfactory driving record. 


Physical Requirements:


Must be able to perform the following physical activity on a frequent to constant basis:

  • Sit for long periods of time.
  • Lift 10–20 lbs. of files, plans, office supplies, or similar items. 
  • Constantly uses fingers and hands when dialing/answering the telephone and operating a computer or other office machinery, such as a copy machine, scanner, and computer printer.
  • Ability to hear average or normal conversations and receive ordinary information through verbal communications in person or detect objects in and around job site over the telephone.
  • Average, ordinary visual acuity is necessary to prepare or inspect documents; operate a computer or other office machinery; or.
  • Walk short distances on slippery, even, and/or uneven surfaces.
  • Stand, bend, stoop, kneel, crouch, twist, turn, or crawl.


Working Conditions:

  • Primarily office-based with regular travel to development sites, meetings, and governmental offices.
  • Frequent interaction with contractors, consultants, engineers, municipal representatives, and property owners.
  • Must be able to visit active construction and undeveloped sites, which may involve uneven terrain and exposure to outdoor weather conditions.
  • Some travel may be required based on project locations.
