The Leasing Specialist is responsible for driving leasing activity by managing and leading engaging in-person tours, building relationships with prospective residents, and effectively selling the community and available apartments to encourage application submissions. In partnership with the Community Manager, onsite team and IS Team, the Leasing Specialist will help establish and implement leasing, occupancy, marketing, and resident retention goals and initiatives. This role will monitor market conditions, execute marketing and outreach strategies, and identify opportunities to improve occupancy and prevent stale units. The Leasing Specialist will also support a positive move-in experience in partnership with the Application Admin, contribute to resident engagement and retention efforts, and help maintain the community’s curb appeal and overall presentation standards.


What You’ll Do…

  • Conduct professional, engaging tours for scheduled and walk-in prospects, build rapport, understand prospect needs, effectively showcase the community, and use strong sales techniques to drive applications.
  • Own the leasing process from the initial tour through effective follow-up, converting prospects into residents by selling the apartment/community, and transitioning the prospect to the Application Admin.
  • Develop and implement resident retention and engagement programs, including resident events, community activities, and special promotions, to enhance resident satisfaction and strengthen retention.
  • Manage and maintain exemplary community website, social media campaigns, and outreach marketing efforts for the community to drive occupancy and increase visibility.
  • Walk through the move-in ready apartments to ensure they meet standards prior to orientation.
  • Coordinate and facilitate comprehensive move-in orientations for new residents, ensuring they are equipped with essential information about the property, amenities, and community policies to enhance their overall living experience from day one.
  • Ensure “model” apartments and target apartments are ready for show; be aware of the “curb appeal” of the community.
Requirements

What You Need to Succeed…

  • High School diploma or GED required.
  • 2+ years of customer service experience preferred.
  • 1+ years of sales experience preferred.
  • Ability to communicate effectively over writing, phone, and computer mediums.
  • Use of technology including computer software and iPad.
  • Pass criminal background screening prior to employment.
  • Possession of a valid driver's license and up-to-date vehicle insurance OR reliable transportation is required.
  • If minimum qualifications are met during resume screening the Wonderlic pre-employment assessment is required. The assessment will arrive in the email inbox that you provided.
