Description

Somerset Pacific is seeking a full-time energetic, experienced, multi-family property Maintenance Technician for our Kellum Place apartment complex located in Fairbanks, AK The position is responsible for the overall day-to-day and preventative maintenance of the apartment community. The ideal candidate should have at least a minimum of 2 years related experience and/or training; or equivalent combination of education and repair experience.

Apartment Turnover & Cleaning

· Prepare vacant units for new occupancy, ensuring all apartments meet company and LIHTC quality standards.

· Perform detailed cleaning of kitchens, bathrooms, flooring, windows, and appliances.

· Conduct painting, patching, caulking, and minor repairs to restore units to rent-ready condition.

· Coordinate with vendors or maintenance staff for flooring, painting, and specialized work when needed.

· Track and document all turnover work using company checklists and schedules.


General Maintenance

· Perform routine repairs in occupied and vacant apartments including plumbing, electrical, HVAC, carpentry, and appliance maintenance.

· Respond promptly to maintenance requests and emergency calls, ensuring resident satisfaction.

· Maintain and organize maintenance shop, tools, and inventory.

· Participate in on-call rotation for after-hours emergencies as required.


Compliance & Safety

· Ensure all maintenance and repair activities meet HUD, LIHTC, and state/local housing standards.

· Complete all required documentation for unit inspections and repairs.

· Adhere to OSHA safety guidelines and property management company procedures.

· Participate in annual unit inspections and assist in corrective actions when needed.


Teamwork & Communication

· Work closely with Community Manager and office staff to schedule turnovers and prioritize maintenance work.

· Communicate effectively with residents and team members with professionalism and respect.

· Assist in property improvement projects, seasonal work, and community upkeep as assigned.

This is a full-time position, Monday – Friday, on-call on weekends for emergencies only.


This position is contingent on completion of successful background, criminal, and drug screening.
