Responsible for the overall leadership and operation of the resort’s Maintenance, Landscaping, and Fleet departments, ensuring the property, equipment, grounds, and operational systems are maintained to established safety, quality, and guest experience standards. Develop, implement, and monitor comprehensive preventive maintenance programs for guest rooms, public areas, building systems, equipment, and resort assets to maximize reliability, minimize service disruptions, and protect the long-term condition of the property.
Lead, train, schedule, and develop Maintenance, Landscaping, and Fleet team members while managing departmental expenses, outside contractors, repairs, and operational projects. Proactively identify property needs, prioritize repairs and improvements based on guest impact, safety, operational risk, and financial impact, and communicate recommendations to resort leadership. Support capital projects and other property initiatives as assigned.
Property Operations & Asset Management
- Provide overall leadership and direction for the Maintenance, Landscaping, and Fleet departments, ensuring resort assets, grounds, equipment, and facilities are maintained to established standards.
- Develop, implement, and manage a comprehensive preventive maintenance program for guest rooms, public areas, back-of-house areas, building systems, equipment, and other resort assets.
- Establish preventive maintenance schedules, monitor completion, document deficiencies, and ensure repairs are completed in a timely manner.
- Conduct routine property inspections to proactively identify maintenance, safety, presentation, and operational concerns before they impact the guest experience or resort operations.
- Prioritize repairs and projects based on safety, guest impact, operational risk, asset protection, and financial impact.
- Coordinate and oversee repairs, maintenance, and installation associated with HVAC, plumbing, electrical, refrigeration, mechanical systems, carpentry, and other building systems.
- Oversee the maintenance and appearance of resort grounds, including landscaping, trees and shrubs, irrigation systems, ponds, water features, roadways, and exterior areas.
- Oversee the resort fleet, including preventive maintenance, repairs, inspections, documentation, and vehicle condition.
- Maintain appropriate inventories of critical parts, tools, equipment, and supplies necessary to support resort operations.
Leadership & Team Development
- Recruit, train, supervise, schedule, and develop Maintenance, Landscaping, and Fleet team members.
- Establish clear performance expectations and hold team members accountable for productivity, quality, safety, and completion of assigned work.
- Conduct department orientation and job-specific training for new hires and provide ongoing technical, safety, and service training for existing team members.
- Prepare and adjust schedules based on business levels, operational priorities, projects, and labor forecasts.
- Monitor employee performance, provide coaching and feedback, and administer performance management in accordance with resort policies and Human Resources practices.
- Foster a culture of ownership, urgency, preventive maintenance, teamwork, and attention to detail.
Financial & Vendor Management
- Manage departmental expenses and labor in accordance with approved budgets and forecasts.
- Review departmental financial performance, investigate variances, and implement corrective action when necessary.
- Manage purchasing of approved parts, supplies, tools, and equipment in accordance with resort purchasing and approval procedures.
- Review and approve applicable invoices, purchase orders, and departmental expenditures.
- Manage outside contractors and service providers, including scope of work, scheduling, performance, cost, and completion.
- Assist in identifying and prioritizing capital needs, major repairs, equipment replacement, and long-term asset improvements for review by the General Manager and ownership.
Safety, Compliance & Security
- Ensure compliance with applicable resort safety policies and required regulations within areas of responsibility.
- Maintain safe working conditions and ensure team members are properly trained in the safe operation and use of tools, equipment, vehicles, and chemicals.
- Immediately address conditions that could present a safety, security, or significant operational risk.
- Maintain appropriate documentation related to preventive maintenance, inspections, repairs, vendors, vehicles, equipment, and required compliance.
- Ensure security and appropriate control of assigned keys, tools, equipment, and resort assets.
Guest Experience & Resort Operations
- Maintain knowledge of Gateway Canyons Resort & Spa facilities, activities, amenities, and services.
- Maintain positive guest relations and respond promptly and professionally to maintenance concerns or service requests.
- Anticipate potential maintenance issues that could negatively impact the guest experience and take proactive corrective action.
- Coordinate closely with Rooms, Food & Beverage, Spa, Adventure/Ranch, Security, and other departments to minimize operational disruptions and guest impact.
- Schedule maintenance and project work, whenever possible, around occupancy and resort business levels to minimize disruption.
- Maintain cleanliness, organization, and professional appearance throughout Property Operations work areas and resort facilities.
- Participate in resort leadership meetings, departmental meetings, training, and other operational initiatives as required.
- Perform other duties and special projects as reasonably assigned by the General Manager.
Full time, year round position; $90,000-$110,000 annually

- Minimum 3–5 years of engineering, facilities, property operations, or related experience, including supervisory or management responsibility.
- Previous experience leading and developing employees, managing workloads, and holding teams accountable for performance.
- Working knowledge of:
- Plumbing, electrical, mechanical, and applicable fire/life-safety codes.
- HVAC and building mechanical systems.
- Water treatment and distribution systems.
- Preventive maintenance programs and practices.
- Blueprints, plumbing diagrams, electrical schematics, and equipment specifications.
- Power tools, hand tools, meters, and equipment associated with the skilled trades.
- Strong understanding of workplace safety practices and the safe operation of tools, equipment, and vehicles.
- Basic understanding of departmental budgeting, expense management, purchasing, and invoice review.
- Ability to effectively manage outside contractors, vendors, and service providers.
- Proficiency with computers and the ability to utilize work-order/preventive maintenance systems, email, spreadsheets, and other resort operating systems.
