About CMS Controls Atlanta

CMS Controls Atlanta is a building automation and controls contractor serving commercial facilities across metro Atlanta. We install, program, and service Distech, Niagara N4, and 75F systems. We also support and integrate the systems our customers already own, including Reliable Controls, ALC, Trane, Johnson Controls, Honeywell, and Carrier. Most of our work is retrofit and service, so on any given week you may be building a new Distech job or bringing a 20-year-old system into N4. We are part of Maxair and the Service Logic family of companies.

We are building this office on systems and standards, not on a few people who carry everything in their heads. This role is a big part of that.

The Role

The Senior DDC Programmer owns the software side of our projects. You take an engineered drawing set and a sequence of operations and turn it into a finished, tested program that our startup techs can check out without calling you back.

You will also set the programming standard for the Atlanta office. That means building and maintaining our standard library, reviewing other people's work, and helping the techs around you get better. This position reports directly to the General Manager.

Essential Duties

Programming & Integration

• Program Distech ECLYPSE and ECB/ECL controllers using EC-gfxProgram.

• Program Tridium Niagara N4 stations on JACE and Supervisor platforms.

• Configure and commission 75F systems.

• Support and program Reliable Controls, ALC, Trane, JCI, Honeywell, and Carrier systems.

• Migrate legacy systems to Niagara N4.

• Program and test DDC control sequences based on engineered drawings.

• Integrate building equipment and legacy controllers using BACnet, Modbus, LonWorks, and third-party protocols.

• Build graphics, histories, trends, and alarms from the CMS standard library.

Testing, Startup & Customer Support

· Bench-test all programs before they leave the office, per Procedure 01.11.

· Notify the Project Manager right away of any sequence that is wrong or can't be done as written.

· Start up and commission DDC systems.

· Provide training for customers.

Documentation & Project Controls

· Keep well-documented startup and commissioning records.

· Keep daily logs on multi-day site work and notes on service work orders.

· Leave a notes folder on every JACE with VAV codes and a communication bus as-built.

· Provide as-built drawings and red-lined sequences to the Applications Engineer.

· Provide daily updates to the Project Manager and track programming hours against the job budget.

Standards, Leadership & Team Support

· Own and maintain the Atlanta standard program library and programming standards.

· Review other programmers' work before it leaves the office.

· Mentor startup and service technicians.

· Help Account Managers and the estimator scope programming hours on quotes.

· Back up the service team on complex troubleshooting and integrations.

What Good Looks Like

We will measure this role on results, not activity. A strong Senior Programmer:

• Ships programs that are complete. Startup does not find programming problems a bench test should have caught.

• Lands programming hours at or under budget and speaks up early when a job is trending over.

• Catches sequence and integration problems before they reach the field.

• Finishes as-builts, JACE notes, and closeout docs before the job is turned over.

• Makes the people around them better. Techs come to them with questions, and they leave with answers.

Minimum Qualifications

• 5 or more years of commercial DDC programming, including integration work.• Hands-on Niagara N4 experience building stations on JACE and Supervisor: networks, histories, alarms, and graphics.• Hands-on Distech programming experience with EC-gfxProgram.• Hands-on experience with at least one major BAS platform besides Niagara and Distech, such as Reliable Controls, ALC, Trane, JCI, or Honeywell. You need to be able to get into a system you didn't build and find your way around it.• Solid working knowledge of BACnet IP and MS/TP and Modbus. Working knowledge of LonWorks.• Able to read mechanical and controls drawings and understands how commercial HVAC systems run, including AHUs, VAVs, RTUs, chilled water, and heating hot water.• Working knowledge of IP networking: addressing, subnets, VLANs, routers, and remote access.• Vocational training, an associate degree, or equivalent experience.• Valid driver's license.• Must pass a background check for access to customer facilities, plus any required drug test and new-hire physical.

Preferred Qualifications

• Niagara 4 Technical Certification (TCP).• Distech Controls factory training or certification.• Reliable Controls programming experience (RC-Studio).• 75F experience.• Experience with ALC WebCTRL, Trane Tracer, JCI Metasys, Honeywell, or Carrier i-Vu.• Legacy system migrations to Niagara N4.• Building graphics from a standard library.• Experience mentoring or leading other programmers or techs.

Working Conditions

Work is done both in the office and at customer facilities. Travel to job sites in all weather is a routine part of the job, in occupied commercial buildings and on active construction sites. Some travel is required.The job involves sitting; occasional lifting, carrying, pushing, and pulling; some climbing and balancing; frequent stooping, kneeling, crouching, and crawling; and fine finger dexterity.
