Schedule: Monday-Friday, 7:00 a.m. – 3:30 p.m.; Schedules may vary based on property needs. Participation in an after-hours on-call rotation, including occasional evenings and weekends, is required; 30 minute daily unpaid lunch break and two 15-minute rest breaks; occasional on-call evenings and weekends required as job duties demand. Travel between sites may be required.

Position Description:
As key support to the property management and maintenance team, the Maintenance Technician keeps the community operating smoothly and in accordance with safety standards while ensuring timely, accurate completion of all service requests and repairs. This role is responsible for the day-to-day upkeep, repair, and preventive maintenance of buildings, grounds, and equipment, and is essential to resident satisfaction, safety, and the overall marketability of the community.
Essential Duties/Responsibilities:
- Complete necessary maintenance and turnover work on apartments for move-ins and move-outs while ensuring adherence to quality standards.
- Complete all work orders within 24 hours of receipt.
- Respond promptly to maintenance requests submitted by residents, commercial tenants, or staff.
- Perform routine and preventive maintenance on HVAC, plumbing, electrical, and mechanical systems within the employee’s training, certification, licensure, supervision, and company authorization. Coordinate with appropriately licensed contractors when required.
- Diagnose and repair issues involving appliances, fixtures, doors, windows, flooring, and general building components.
- Maintain all equipment to ensure safe and proper operation.
- Maintain common areas and grounds for safety, cleanliness, and appearance, including seasonal upkeep such as snow removal and landscaping.
- Conduct regular property inspections to identify and proactively address maintenance needs.
- Ensure resident satisfaction and maintain a positive, professional manner when working in occupied apartments.
- Maintain resident contact regarding maintenance issues, and deliver or post notices to residents as required.
- Adhere to OSHA and other safety guidelines, and attend regular safety meetings.
- Monitor and comply with all federal and local Fair Housing regulations and ordinances.
- Maintain accurate records of work performed, materials used, and time spent using the maintenance tracking system.
- Carry the emergency contact phone and respond promptly (within one hour) to emergency calls, including in-person when necessary.
- Participate in the on-call rotation for after-hours emergency maintenance.
- Maintain an organized inventory of tools, parts, and supplies, and coordinate reordering needs with the supervisor.
- Perform pool testing and balancing as needed.
- Drive and operate tractors, Tool cats, snowplows and blowers, and other company vehicles and equipment as needed.
- Complete other projects or duties as assigned by the Maintenance Supervisor or Property Manager.

Education and Experience:
- High school diploma or equivalent required.
- Minimum of 1–3 years of experience in building maintenance, facilities, or a related trade.
- Mechanical and building maintenance experience, including electrical, plumbing, and HVAC systems.
- HVAC experience and EPA certification preferred.
- CPO (Certified Pool Operator) certification preferred.
- Experience managing vendors and working collaboratively with teams.
- Valid driver's license, an acceptable driving record and reliable transportation; travel between properties may be required.
- Evening and weekend availability required.
Physical Requirements:
- Ability to lift and carry up to 50 pounds regularly, and up to 75 pounds occasionally.
- Ability to stand, walk, bend, kneel, climb ladders, and work in crawlspaces and other restricted-access areas in accordance with applicable safety procedures for extended periods.
- Ability to work outdoors in varying weather conditions.
- Ability to safely operate hand tools, power tools, and maintenance equipment.
Compensation:
The appointed candidate will be offered an hourly rate range between $24-$28 based on experience. ONC Stipend, ONC hours and Snow plow After hours paid at time and 1/2. Work Environment:
Work is performed both indoors and outdoors across residential and/or commercial properties. The role may involve exposure to noise, dust, temperature extremes, and cleaning chemicals. Personal protective equipment will be provided and is required for certain tasks.
