The Path
- This is a developmental seat and we are honest about that. We are hiring someone we intend to promote.
- Resident Coordinator, where you learn the operation.
- Assistant Business Manager, typically at 12 to 18 months, based on performance and competency milestones rather than tenure.
- Business Manager, running your own community.
- You will have a Business Manager who coaches you daily and a Regional Property Manager who mentors you through the milestones. You will know exactly what the next seat requires and where you stand against it. We will pay for your certifications along the way.

About the Role
The Resident Coordinator is the first point of contact for residents and the operational support anchor for the on-site team. You will support leasing and tours, resident communication, move-ins and move-outs, renewals, work order flow, and the accuracy of everything in the system.You will also learn. Every part of this seat maps to something a Business Manager has to know, and your Business Manager will teach it to you deliberately rather than by accident.Reports to the Business Manager, with mentorship from the Regional Property Manager.
Key Responsibilities
Resident Experience
Serve as the first point of contact for residents in person, by phone, and by email. Listen actively, solve problems, and follow through on what you promise. Deliver Legendary Service every time, and help build a community where people want to stay.
Leasing Support
Answer inquiries quickly, conduct tours, and follow up consistently. Process applications and screening within policy. Support the renewal campaign and help drive occupancy. Speed matters here, and so does the quality of the experience you create.
Operational Accuracy
Maintain accurate resident records in Yardi. Enter and track work orders, notices, and renewals. Prepare move-in and move-out documentation. Keep files organized and complete, because everything downstream depends on it.
Community Standards
Walk the community regularly, inside and out. Document and communicate issues, follow them to resolution, and hold to SAIL Standards on curb appeal and first impressions.
Technology and Systems
Use Yardi, CRM, and SAIL's operating tools well, and get good at them fast. Bring ideas about how we could work smarter. We are a firm that adopts new technology, and we want people who are excited by that rather than resistant to it.
Growth and Ownership
Take on progressive responsibility as you demonstrate capability. Ask for the next thing. Support the Business Manager on budgets, reporting, and performance conversations so you are ready when the ABM seat opens.
What Success Looks Like in Your First Year
Residents get a same-day response and a name they trust Inquiries answered and tours booked within SAIL speed-to-lead standard, consistently Yardi records complete and accurate, with no month-end cleanup Work orders entered same day and followed until they are closed Move-in and move-out documentation complete and on time Community walks completed and documented on schedule Renewals supported on schedule, with retention trending up You are visibly taking on more than you were hired to do Ready for an Assistant Business Manager conversation at the 12 to 18 month mark

Schedule and Working Conditions
Location: TC West Metro
Schedule: Full-time, typically Monday through Friday, on-site
Compensation: $50,000 to $55,000 DOQ, plus leasing and renewal commissions and quarterly bonus potential
Reports to: Business Manager
Availability: Occasional evening or weekend availability for leasing, resident events, or move-ins
Essential functions: Walking the community interior and exterior, navigating stairs, and occasional lifting up to 25 pounds, with or without reasonable accommodation Contingency: Offer contingent on successful background check and reference verification

Required Qualifications
- A real interest in building a career in property management, not just taking a job Hospitality or service instinct, with a track record of taking care of people
- Strong attention to detail, and the discipline to stay accurate on a full day
- Warm, clear written and verbal communication
- Comfort with technology and genuine willingness to learn new systems quickly
- Willingness to complete Fair Housing training and apply standards consistently
- Ability to work on-site full-time
- High school diploma or equivalent
Preferred
- Any background in service-heavy work: hotels, restaurants, events, retail, healthcare front office, or customer service
- Leasing, front desk, or property management experience
- Yardi experience, including CRM Willingness to earn a CAM, NALP, or similar certification with SAIL's support
- No property management experience required. If you have the service instinct and the drive, we will teach you the rest.
