JOB SUMMARY

The Project Manager owns the execution of assigned new construction multifamily cabinet and countertop scopes from preconstruction and contract review through installation, final payment, warranty and closeout. This person is the primary point of accountability for schedule, scope, cost, quality, customer communication and documentation. The role performs the full project management workload without an assigned Assistant Project Manager, while coordinating closely with estimating, operations, field supervision, fabrication, vendors and the general contractor.


Preconstruction and Handoff

  • Review plans, specifications, finish schedules, addenda, allowances, exclusions, unit mix and bid assumptions with sales and estimating before contract execution; identify scope gaps, constructability issues, long-lead items and commercial risk.
  • Participate in scope reviews and contract negotiations; reconcile the estimate and proposal with contract exhibits, schedule, payment terms, retainage, warranty provisions and change-order requirements. Escalate exceptions before commitment.
  • Lead the internal turnover and establish a documented baseline for quantities, finishes, unit types, buyout, labor budget, schedule, assumptions and open decisions.
  • Planning, Submittals and Procurement
  • Build and maintain a project plan tied to the GC schedule, including approvals, field measurements, shop drawings, material releases, fabrication, deliveries, installation, punch and closeout.
  • Coordinate cabinet layouts, shop drawings, countertop templates, edge and backsplash details, sink and appliance cutouts, supports, accessories and interfaces with other trades. Verify dimensions and selections through the appropriate design and field approval process.
  • Own the submittal and RFI logs; secure timely approvals for materials, finishes, samples, shop drawings and substitutions, and communicate revisions to all affected teams.
  • Coordinate purchasing and release dates with suppliers and production; track lead times, acknowledgments, inventory, damage and replacements to protect the installation sequence.

Field Execution and Quality

  • Coordinate the superintendent, field crews, templaters, fabricators, installers and subcontractors across both cabinet and countertop scopes. Confirm staffing, access, unit readiness and delivery logistics before work is scheduled.
  • Attend project meetings and site walks as needed; maintain a reliable look-ahead, track unit or building progress, document blockers and promptly resolve trade conflicts, site conditions and schedule changes.
  • Ensure work follows approved drawings, manufacturer requirements, specifications, safety expectations and quality standards. Arrange inspections, manage punch lists and drive timely corrections and acceptance.
  • Coordinate cabinet installation, countertop templating and installation in the required sequence; verify that sinks, faucets, appliances, supports and adjacent finishes are ready and compatible.
  • Commercial and Financial Management
  • Own project cost tracking, committed costs, labor budgets, forecasts, schedule of values, billing support, retainage and gross margin; identify variances early and implement corrective actions.
  • Track ASIs, RFIs, directives and field changes; price and submit change requests with estimating support, obtain written authorization when required, and update scope, cost and schedule records.
  •  Validate subcontractor and supplier invoices against work performed, commitments and approved changes; coordinate timely customer billing and collection follow-up with accounting.

Communication, Closeout and Warranty

  • Serve as the day-to-day customer contact; provide accurate status, decisions needed, risks and recovery plans to the GC and internal leadership. Escalate material issues promptly.
  • Maintain complete project records, including correspondence, approved submittals, revisions, logs, photos, costs, billing, punch and change documentation in company systems.
  • Complete final punch, turnover documents, warranties, reconciliation, final billing and retainage collection; coordinate warranty requests through resolution and capture lessons learned.

Reporting and Supervision

  • Reports to the designated AWC Multifamily operations leader. Coordinates assigned field and trade resources; direct personnel supervision, if any, is determined by the final organization structure.

SUPERVISORY RESPONSIBILITIES This position carries out supervisory responsibilities in accordance with company guidelines, policies and procedures, and applicable laws. Supervisory responsibilities include interviewing, hiring, and training employees; planning, assigning, and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems.

Requirements

EDUCATION, EXPERIENCE & QUALIFICATIONS

  • Experience managing commercial or multifamily construction projects with the ability to read architectural drawings, elevations, specifications and contracts; cabinet and countertop experience strongly preferred.
  • Working knowledge of cabinetry, stone or solid-surface countertop fabrication and installation, field measurements, sequencing, material lead times and coordination with adjacent trades.
  • Ability to manage several active projects and detailed deadlines independently, communicate clearly, negotiate and resolve issues, and maintain accurate cost and schedule records.
  • Proficiency with Microsoft Office and construction project or ERP systems; ability to learn AWC and ADG systems. Valid driver’s license and ability to travel to jobsites as required.
