SUMMARY
The Commercial HVAC Technician maintains and repairs commercial heating, ventilation, and air conditioning systems across assigned facilities. This position ensures that all environmental systems operate efficiently, safely, and in compliance with regulatory and organizational standards. This position reports to the Electrical Instrumentation Tech Manager.
ESSENTIAL DUTIES AND RESPONSIBILITIES
- Perform preventive maintenance, troubleshooting, and repairs on commercial HVAC systems, including chillers, air handlers, pumps, and split systems.
- Diagnose electrical, mechanical, and control system issues and implement corrective actions.
- Inspect, clean, and calibrate HVAC components to ensure proper functionality and energy efficiency.
- Install, modify, or replace HVAC and related mechanical systems and components as needed.
- Review and interpret blueprints, wiring diagrams, and equipment manuals.
- Maintain detailed service records, work orders, and maintenance documentation.
- Monitor and adjust building automation systems (BAS) for optimal performance.
- Ensure all work meets safety, environmental, and building code standards.
- Coordinate with contractors and vendors on major repair or installation projects.
- Provide support for other departments.
- Mentor and train other EIT Techs and/or HVAC apprentices in the HVAC field.
- All other duties as assigned.
KNOWLEDGE/SKILLS/ABILITIES
- Advanced understanding of building automation and control systems.
- Strong project management skills.
- Proficiency in interpreting and creating detailed technical documentation.
- Strong vendor and contractor management skills.
- Certification or training in Building Automation Systems (BAS).
- Experience with chillers and variable air volume (VAV) systems.
- Strong understanding of commercial HVAC systems, including controls, refrigerants, and energy management principles.
- Ability to work independently and troubleshoot complex mechanical and electrical issues.
- Excellent communication and documentation skills.
- Work weekends and nights as needed and respond to callouts and emergencies.
- Basic skills in Microsoft 365 applications.
- Ability to work in Asset Management software.
- Perform all work safely and thoughtfully, following all requirements of the GBRA Safety Manual.
EDUCATION
- High school diploma or GED required
- Completion of an HVAC trade or technical program
CERTIFICATIONS/LICENSES
- Valid Driver’s License. Acceptable MVR. Ability to remain insurable under GBRA’s vehicle liability policy
- Air Conditioning and Refrigeration (A/C & R) Class A or B licenses
- EPA Section 608 Certification
EXPERIENCE
- Minimum 4–6 years of commercial HVAC service experience.

Work at elevated levels greater than 50 feet on platforms, roofs, bridges, etc. Climb vertical ladders up to 20 feet. Repeatedly lift, load, and unload up to 50 pounds. Respond to visual and audible alarms. Wear personal protective equipment such as safety glasses and protective footwear, as outlined in the employee Safety Manual. Perform basic first aid and CPR.
Employees must wear protective footwear in compliance with ANSI or ASTM standards. New employees are provided with compliant footwear. The company provides replacement footwear annually for qualifying employees.
WORK ENVIRONMENT
The work environment characteristics described here are representative of those an employee encounters while performing the essential functions of this job. The HVAC Technician will work in a 60/40 outdoor/indoor environment and may occasionally work in inclement weather.
The HVAC Technician will be on call weekends and nights when needed and respond within 45 minutes to callouts and emergency situations and is subject to be called at any time and under all weather conditions to make HVAC repairs at any GBRA facility.?
TRAVEL
Personal transportation is required to the normal work site, at which point the employee will use vehicles provided by GBRA to perform duties. Overnight travel is mainly limited to meetings and training.
