What You'll Tackle: The Frontline Guardian of Our Community

As our Janitorial Porter / Grounds & Facilities Technician, you are the face of quality and cleanliness across our property . You're the one who makes sure our residents walk out their front door every single morning into a clean, safe, and beautiful environment . You’re not just sweeping floors or taking out trash—you’re creating a welcoming community that people are proud to call home . Working alongside our Maintenance and Property Management teams, you’ll keep operations running smoothly, spot potential issues before they become big problems, and ensure every corner of the property shines .

Your Core Responsibilities

  • Property Pride & Curb Appeal: Frequently walk and inspect the property to maintain spotless sidewalks, parking areas, entrances, and common spaces . Remove debris, litter, pet waste, leaves, and branches to keep our community looking its absolute best .
  • Hands-On Maintenance & Janitorial: Sweep, rake, shovel, blow, and power-wash walkways, patios, and dumpster areas . Keep storage areas and maintenance shops clean, organized, and secure .
  • Waste & Trash-Out Management: Maintain dumpster and trash areas, ensuring compactor doors are properly secured . Assist with trash-out duties at vacant units, clearing abandoned items and preparing spaces for move-in .
  • Make-Ready & Touch-Ups: Help prepare apartments and common spaces for new residents and inspections . Handle light interior and exterior touch-up painting as needed .
  • Safety & Compliance Champion: Conduct all activities in line with company policies, OSHA, ADA, and Fair Housing guidelines . Actively identify, correct, or report safety hazards like burned-out lights, broken gates, or fallen branches .
  • Seasonal & All-Weather Care: Jump in on seasonal tasks such as snow and ice removal, storm cleanup, and weather-related property needs . Participate in a rotating on-call schedule for emergency response .

Curb Appeal & Cleanliness - Zero loose litter or trash overflows; common areas, walkways, and entrances consistently presentable and inviting .

Safety & Hazard Response - Proactive identification and immediate reporting/resolution of safety concerns, hazards, and maintenance needs .

Turnover Efficiency - Timely completion of trash-out and prepare-for-move-in cleaning tasks to support fast unit turnaround .

Equipment & Inventory Care - Proper maintenance and safe handling of groundskeeping tools, chemicals, and supplies with clean, locked storage .

What Makes You a HOW Group All-Star

We need a dependable, hands-on team player who takes real pride in maintaining a clean, safe, and attractive environment .

  • Experience: Background in groundskeeping, janitorial work, facilities maintenance, property care, or construction preferred .
  • Requirements: Must be at least 18 years old with a High School Diploma (or equivalent) preferred . Valid driver's license and reliable automobile insurance required for local travel/supply runs .
  • Tools & Equipment: Comfortable and safe operating b-rooms, mops, pressure washers, leaf blowers, rakes, shovels, and basic power/hand tools .
  • Physical Capability: Ready to stay active (66%–100% on your feet) , work indoors and outdoors in various weather conditions , and lift/carry items (lifting up to 75–150 lbs occasionally with team assistance) .
