Property Details: Villages of Monterey has 424 units and is located in Oceanside, CA.


Schedule: Sunday through Thursday 9:00 am to 6:00 pm in addition to participation in an on-call rotation requirement.


Target Pay: $30.02 per hour

 

Role Overview: The Paint & Service Technician at Prime Residential plays a key role in maintaining the visual quality and overall appeal of our multifamily apartment communities. This position is primarily responsible for delivering high-quality interior and exterior painting services in apartments, common areas, and pool areas (touch-ups), while also supporting general maintenance operations as needed. The ideal candidate ensures spaces are clean, safe, functional, and aligned with Prime’s standards of excellence.

  • Skilled in painting techniques, standards, surface preparation, and cleanup best practices. 
  • Knowledgeable about general safety protocols, PPE usage, and proper handling of materials and equipment. 
  • General knowledge of minor maintenance repairs and a desire to learn more in the maintenance field. 
  • Highly detail-oriented, with a strong eye for aesthetics, quality, and cleanliness. 
  • Able to work both independently and as part of a collaborative team.

What You’ll Do: 

  • Perform painting services in vacant and occupied units, model apartments, common areas, exterior surfaces, doors, and pool areas (touch-ups). 
  • Review daily work assignments and prepare tools, materials, and equipment accordingly. 
  • Properly identify, use, and maintain painting equipment, supplies, and personal protective equipment. 
  • Follow all safety procedures, including EPA, OSHA, federal, state, and local guidelines, and report any unsafe conditions or practices. 
  • Complete final punch lists, ensure work meets company standards, and obtain required approvals. 
  • Diagnose and perform minor repairs on appliances, doors, locks, electrical, plumbing, HVAC, and general property areas. 
  • Inspect, clean, and restore units to ‘market-ready’ condition. 
  • Assist with preventive maintenance tasks and inventory management. 
  • Respond promptly to emergency situations (e.g., floods, fires, sewage backups). 
  • Participate in routine fire, safety, and property inspections. 
  • Maintain accurate documentation of service requests and work completed. 
  • Collaborate with property management teams on projects, renovations, and community events. 
  • Ensure compliance with all federal, state, and local regulations, as well as company policies. 


Requirements

 What You’ll Need:  

  • 1 year of experience as a Painter is preferred; 1+ years is ideal. 
  • Multifamily housing experience is preferred, but not necessary. 
  • High school diploma, GED, or one to three months related experience and/or training preferred. 
  • Organizational and interpersonal communication skills with the ability to work independently and in a team. 
  • Ability to prioritize and execute assigned tasks. 
  • Ability to interact with residents, team members, vendors, and other business contacts, respond courteously to questions and requests, and stay calm when addressing and resolving any problems. 
  • A valid driver’s license for the purpose of operating a community vehicle and/or golf cart. 

 

Requirements

  • 2+ years of related experience in residential property maintenance (painting, appliance repair, plumbing, HVAC, etc.)
  • Valid driver’s license for operating community vehicles and/or golf carts.
  • Able to participate in the shared, mandatory on call rotation.
  • Multi-Family housing experience is preferred.
  • HVAC Certification is preferred.
