Up Campus Management is hiring a Leasing & Marketing Manager to lead leasing performance, team development, and market execution at Fieldhouse Dinkytown, a large-scale student housing community steps from the University of Minnesota.
This role is ideal for a driven, hands-on student housing leader who thrives in fast-paced leasing environments, knows how to coach teams to higher performance, and uses data (not just trends) to drive results.
THE OPPORTUNITY
The Leasing & Marketing Manager plays a critical role in driving occupancy and revenue through direct leasing involvement, team leadership, and disciplined execution of marketing strategy. This is not a desk-only role; you will be actively touring, closing, sending leases, analyzing performance, and developing a high-performing leasing team.
In the first 6 to 12 months, success in this role looks like:
- Measurable leasing momentum driven by your direct involvement in tours, follow-ups, and closing
- A strong, accountable leasing team that performs consistently and improves over time
- Marketing and leasing efforts executed within budget, using data to guide decisions
This position reports to the General Manager and works closely with corporate leasing and marketing partners.
WHAT YOU’LL DO
Leasing Execution & Performance
- Take a hands-on role in leasing: conduct tours, follow up with prospects, send leases, and close deals
- Provide real-time feedback and coaching to improve leasing conversations, objection handling, and close rates
- Monitor daily, weekly, and monthly leasing performance using Entrata and internal dashboards
- Lead leasing strategy meetings informed by traffic trends, conversion data, and market conditions
- Oversee pre-leasing strategy, unit assignments, concessions, and renewal efforts
- Ensure leasing systems and guest cards are clean, accurate, and consistently updated
Team Leadership & Development
- Hire, train, and develop leasing professionals, interns, and ambassadors
- Lead with accountability while maintaining a collaborative, team-first culture
- Coach through performance gaps and keep momentum moving during peak leasing cycles
- Model work ethic, professionalism, and humility (leading from the front, not the sidelines)
Marketing, Brand & Market Presence
- Execute leasing and marketing initiatives aligned with brand standards and the approved budget
- Maintain an active presence at campus, Greek life, and community events
- Build partnerships with student organizations, academic groups, and local businesses
- Support social and digital marketing efforts with on-the-ground insights and performance feedback
- Balance creativity with analytics—using data to evaluate what actually converts
Reporting & Budget Discipline
- Track leasing KPIs and provide regular performance insights to leadership
- Adhere to marketing and leasing budgets while maximizing ROI
- Identify opportunities to optimize spend based on performance trends
WHAT WE’RE LOOKING FOR
Required Experience
- Student housing experience is required
- Experience managing a mid-size to large student housing community
- Prior lease-up experience strongly preferred
- Working knowledge of Entrata or a comparable student housing CRM
- Proven ability to lead leasing teams and drive results in competitive markets

- Full-time, exempt role
- Core schedule: Monday–Friday, 9:00am–6:00pm
- Evenings and weekends required, primarily to support leasing activity and lease execution
- On-site, highly engaged role
