The position is full-time (Tuesday - Saturday, from 8:00am to 5:00pm) with competitive pay and excellent benefits.


Maintenance / Porter Duties – Onsite Property


General Grounds & Common Areas

  • Perform daily inspections of the property to identify maintenance and safety issues
  • Keep all common areas clean and free of debris (walkways, courtyards, entryways)
  • Empty trash bins throughout the property and replace liners
  • Pick up litter and maintain cleanliness of parking lots and landscaped areas
  • Maintain cleanliness of dumpsters and surrounding enclosures
  • Power wash sidewalks, breezeways, and building exteriors as needed

Building & Property Maintenance

  • Conduct routine inspections of buildings, lighting, and amenities
  • Replace light bulbs and maintain lighting fixtures in common areas
  • Report maintenance needs or hazards to the supervisor or property manager
  • Perform minor repairs (door adjustments, hardware tightening, caulking)
  • Assist vendors and contractors on property as needed
  • Monitor and maintain community signage and bulletin boards

Amenity Upkeep

  • Clean and maintain clubhouse, fitness center, business center, and restrooms
  • Monitor pool area for cleanliness and safety (furniture arrangement, trash removal)
  • Wipe down equipment, sweep floors, and sanitize high-touch surfaces
  • Ensure pool gates and amenity doors are secured after use
  • Restock restroom and amenity supplies as needed

Janitorial Responsibilities

  • Sweep, mop, vacuum, and maintain clean floors in common areas
  • Clean windows, glass doors, and entryways
  • Dust surfaces, fixtures, and community décor
  • Perform spot cleaning as necessary throughout the day

Safety & Compliance

  • Identify and report hazardous conditions immediately
  • Post safety signs (wet floor/caution) when applicable
  • Inspect fire extinguishers and emergency lighting (visual checks only)
  • Follow OSHA safety guidelines and company policies
  • Maintain secure storage of tools and chemicals

Resident & Team Support

  • Greet residents and guests in a professional and courteous manner
  • Respond to maintenance-related requests on property when assigned
  • Support maintenance team with work orders and emergencies
  • Communicate issues promptly to management for follow-up

Inventory & Equipment

  • Maintain organization of maintenance shop and equipment storage
  • Track inventory of cleaning and maintenance supplies
  • Request supply replenishment as needed
  • Properly maintain tools and property-assigned equipment
Salary Description
$20.00 to $22.00
