POSITION SUMMARY:

The Renovation Superintendent is responsible for the hands-on portion of an apartment renovation construction project. The superintendent will be the point person for all construction related questions. This is a temporary position lasting approximately 8 months or until project completion. This position is open to full-time and part-time candidates. 


ESSENTIAL DUTIES AND RESPONSIBILITIES:

  • Order materials required for each phase of the project ensuring “just in time” delivery.
  • Ensure all work being conducted on site is of good workmanship.
  • Walk units for contractor draws.
  • Communicate with city inspectors.
  • Communicate daily renovation progress to the Project Manager.
  • Communication with and recruitment of new subcontractors.
  • Maintain an open line of communication with the Property Manager on estimated completion dates.
  • Ensure all quality issues are resolved immediately. 
  • Perform quality checks frequently during the project. 
  • Manage the project continuously through completion.
  • Ensure that work is being carried out in a sequential manner for all units under construction.
  • Identify, document, and prioritize project change requests and facilitate the approval process. Re-plan as necessary based on changes.
  • Generate new techniques, ideas and solutions that can improve delivery quality, increase efficiency, and reduce costs. Identify lessons learned and share with the organization.
  • Coach and mentor new team members as they come aboard.
  • Delegate project tasks based on staff members’ individual strengths, skill sets and experience levels.
  • Perform renovation work within vacant units including carpentry, tile, paint, etc.
  • Perform other related duties as assigned.
Requirements

SKILLS AND QUALIFICATIONS:

  • Strong organization skills, time management, and attention to detail
  • Aptitude in carpentry, electrical, plumbing, drywall trades 
  • Ability to travel throughout Indiana
  • Ability to manage multiple priorities within a fast-paced environment
  • Ability to interact with all levels of management
  • Strong verbal and written communication skills, including documentation of findings and recommendations
  • Excellent leadership, problem solving and conflict resolution skills
  • Strong interpersonal skills and ability to work in a team environment and build relationships

EDUCATION, TRAINING AND/OR EXPERIENCE:

  • High school diploma or equivalent is required. 
  • 5+ years of experience as a commercial construction superintendent is required.
  • National General Contracting License required. OR Need to be licensed as a General Contractor in Allen County, IN (including the ability to pull framing permits in Allen County).

SUPERVISORY RESPONSIBILITY:

  • Yes - Subcontractors, Carpenters, and General Laborers
