Purpose: The HVAC Technician is responsible for assisting the Campus Maintenance Engineer in the maintenance, repair, and continuous operation of building systems, including fire/life safety, mechanical, electrical, and plumbing.
Essential Functions:
Self-performs work-order flow including the following:
- Performs routine building engineering work and inspections
- Set job/task priorities with keeping minimal classroom disruptions in mind.
- Set deadlines or timeframes for work to be accomplished to ensure a high level of customer service is met
- Replaces and repairs electrical building system components such as failed lamps and ballasts in light fixtures, electrical outlets, conduit, and other fixtures
- Repairs and replaces vehicle gate electrical components and electronic door hardware
- Makes repairs to plumbing system components such as restroom and kitchen sink fixtures, toilets, urinals, water lines, and sanitary sewer drains
- Repair office equipment, paper cutters, shredders, laminators, small engines,
- Maintain/ repair spas and fountains, pumps (waterfall, hydrotherapy, aerators in quarry)
- Assist in coordinating w/contractors for MEP projects
- Manage/maintain inventory HVAC/Mech/Plumbing, (Min/Max standards)
- Fabricate/repair small structures (metal welding)
- Maintains plumbing drain lines throughout the building
- Repairs and replaces HVAC mechanical equipment system components (i.e, belt changes, cleaning coils, filter changes) checking system operations
- Repairs and replaces other equipment such as kitchen cooking equipment, pumps, chillers, water fountains and ice makers
- Causes the inspection and testing of fire/life safety systems and makes necessary repairs or additions to maintain optimal system performance as well as code compliance
- Implements a comprehensive preventative maintenance plan in order to extend the life of building systems under management as much as possible.
- Monitors, assigns, and performs routine PM tasks already within the system.
- Creates new PM tasks as needed for an expanding campus facility.
- Revises PM tasks and frequency based on changing requirements or needs
- PM routine to assist the Chief Engineer with controlling and making necessary changes to the building HVAC and lighting systems using the building automation systems (BAS or EMS or ATC).
- Perform other duties and responsibilities as assigned.

Working Environment:
- Frequently lift equipment and materials weighing 50 pounds or more.
- Crawl, climb ladders, twist, turn and reach in completing a variety of job duties.
- Work outside in hot or cold conditions for extended periods of time.
- Work in wide variety of environments as found in all areas of the school.

- High School diploma or GED equivalent
- Certificate from a Trade/Vocational school in HVAC
- 2+ years related work experience, including supervisory experience
- Certification as a Universal Technician for CFC’s
- Basic computer knowledge background requirements
- Building Automation Controls knowledge background a plus
