Supervisory Responsibilities: Maintenance Technicians

Typical Schedule: Primarily Monday–Friday days, with flexibility for occasional evenings, weekends, and after-hours on-call maintenance events.


Position Summary

The Director of Environmental Services provides strategic leadership and oversight of organization-wide facilities operations, maintenance, safety, security, capital projects, fleet, and workplace services. The role develops long-term facilities, preventive-maintenance, asset-replacement, and capital plans; manages budgets, vendors, and compliance; and partners with program leaders to ensure safe, efficient environments that support employees, program participants, visitors, and the people Hammer serves. Primary Duties and Responsibilities


1. Strategic Leadership

  • Develop and execute annual, multi-year, and master facilities plans to address preventive and deferred maintenance, capital improvements, asset replacement, organizational growth, and operational needs.
  • Lead facilities, maintenance, engineering, and workplace services; establish KPIs and use performance data to improve operations and resource allocation.
  • Maintain effective relationships with authorities, inspectors, utilities, insurers, emergency responders, vendors, and community partners.


2. Facilities Operations & Maintenance

  • Direct inspection, maintenance, repair, and improvement of residences, offices, grounds, building systems, equipment, and furnishings, including preventive-maintenance programs.
  • Manage work orders from intake through completion, ensuring timely service and communication with program and administrative teams.
  • Oversee fleet safety, maintenance, registration, documentation, utilization, and replacement planning, including lift-equipped vehicles.

3. Capital Planning & Project Management

  • Lead renovations, construction, relocations, and space planning; define scopes, budgets, schedules, risk controls, and status reporting.
  • Coordinate architects, engineers, contractors, consultants, agencies, and internal stakeholders to deliver compliant projects on time and within budget.


4. Budget & Financial Management

  • Develop and manage operating and capital budgets; forecast costs, monitor expenditures, approve purchases, identify cost-effective solutions, and recommend investment priorities using performance data.


5. Safety, Compliance & Risk Management

  • Ensure compliance with OSHA, fire and life-safety requirements, building codes, workplace-safety rules, accessibility standards, licensing expectations, and local regulations.
  • Coordinate inspections, testing, audits, regulatory reporting, corrective actions, and maintenance of alarms, suppression systems, emergency equipment, and related systems.
  • Coordinate staff training, emergency preparedness, business continuity, disaster recovery, severe-weather response, emergency repairs, and other urgent facility needs, including after-hours response.


6. Vendor & Contract Management

  • Manage contractors, consultants, vendors, procurement, and service agreements, including scopes, competitive bids, contracts, schedules, quality, insurance, compliance, cost-effectiveness, and performance.


7. Leadership and Supervision

  • Serves as an active member of the Leadership Team.
  • Hire, lead, train, schedule, coach, and evaluate maintenance personnel; establish service standards, safe practices, accountability.
  • Actively participate in team building, fostering a work environment committed to the organization’s mission, vision and values.
  • Complete routine and/or monthly check-ins with direct reports.
  • Coach and develop staff members by monitoring employee productivity and providing constructive feedback; facilitating conflict resolution among employees; ensuring adherence to legal and organizational policies and procedures and undertaking disciplinary actions if the need arises; and completes annual performance evaluations for direct reports.
  • Maintain and approve direct report timesheets, Paid Time Off requests, and other personnel records as needed.

Essential Knowledge and Qualifications 

  • Intermediate experience in multi-site facilities/property management, engineering, construction management, or business administration in a mid-sized or larger organization; formal, informal, and cross-disciplinary experience will be considered.
  • Demonstrated experience leading facilities teams and budgets; managing operating and capital budgets, vendors, contracts, and projects; and delivering work on time and within budget.
  • Strong knowledge of HVAC, plumbing, electrical, structural, fire and life-safety, and general maintenance, with ability to interpret codes, inspection findings, plans, specifications, and technical information.
  • Strong leadership, planning, problem-solving, communication, negotiation, customer-service, and cross-functional collaboration skills; able to manage competing priorities, confidential records, and urgent events.
  • Proficiency with Microsoft 365 and systems for work orders, assets, budgets, schedules, and reporting.
  • Ability to obtain and maintain Minnesota Department of Human Services background-study clearance and required credentials.
  • Valid driver’s license, access to a personal vehicle, and willingness to travel among east and west metro offices, residences, and other locations.
  • Work occurs in offices, residences, mechanical and construction areas, grounds, and vehicles. The role requires regular walking, standing, bending, reaching, stair and ladder climbing, entering confined or uneven areas, inspecting facilities and equipment, driving, and lifting or moving up to 75 pounds with appropriate assistance or equipment.
  • May involve weather, noise, dust, chemicals, and building-system hazards; appropriate personal protective equipment is required. Also involves frequent telephone and computer use, repetitive keyboarding, and extended desk work.
