The Position: The Porter is primarily responsible for maintaining the overall upkeep and appearance of the property. This individual will regularly clean interior and exterior common areas and ensure property standards are being met. A successful Porter will take pride in the appearance of the property, provide excellent customer service, and understand this role is critical to the function and reputation of the property.  

 

The Property: The Quarters Lincoln is a garden-style student housing community in Lincoln, Nebraska, designed to serve students attending the University of Nebraska – Lincoln. The 157-unit, 590 bed community offers 3 and 4-bedroom units with amenities that include a fitness center, swimming pool, coffee bar, and much more. The Quarters provides team members with opportunities to develop and grow their careers while delivering an unmatched living experience for our residents.


This is a part-time position working a variable schedule, not to exceed 29.5 hours per week. Rotating nights and weekends are required and may vary based on property needs. 


The compensation range for this position is $15.00 - $18.00 per hour plus bonus potential. This range is determined by current market data based on the position requirements and complexities. Final offers of employment will be based on multiple factors including candidate education, skills, experience, and location.

Responsibilities & Duties

  • Demonstrate excellent customer service with residents, prospects, vendors, officials, and community members; prioritizing others and fighting for their highest possible good.  
  • Maintain exceptional curb appeal by conducting daily property walks alongside the maintenance team to identify improvement areas and clean the grounds. 
  • Clean, sweep, dust, and meticulously maintain property common areas.  
  • Common areas include but are not limited to the clubhouse (interior and exterior), model unit, pool area, dumpster or compactor(s), walkways, common hallways, breezeways, stairways, parking areas, and roadways.  
  • Sweep and remove debris from the curbs, parking areas, walkways, and stairways.  
  • Remove trash and debris from the common areas and grounds daily. 
  • Clean the pool and spa in accordance with manufacturer specifications and code compliance. 
  • Perform “trash-out” duties of vacated units as assigned, including the removal and disposal of all abandoned furniture, trash, and other items. 
  • Support the maintenance team with basic repairs to apartment units and common areas. 
  • Support property efforts relating to the annual turnover and make-ready process.
  • Meet company standards relating to cleanliness, upkeep, and resident service.  
  • Attend regularly scheduled team and 1:1 meetings to stay up to date on general property operations.
  • Maintain a professional appearance and adhere to the company dress code at all times.
Requirements
  • One or more years of experience in a janitorial or custodial role.  
  • Experience working in a customer service-oriented environment is preferred.  

Knowledge, Skills, & Abilities

  • Exceptional customer service and communication skills. 
  • Attention to detail and a commitment to delivering quality work. 
  • Ability to work independently and with a team.
  • Possess a high level of integrity and professionalism.  
  • Ability to pass a criminal background check.  
  • Ability to bend, kneel, stoop, reach, stand and be physically active for extended periods.
  • Ability to lift up to 50 pounds. 
  • Ability to work in hot, cold, and wet environments. 
  • Ability to work independently. 
  • Ability to work extended hours during the turnover period, including nights and weekends.

This role is based fully in-person and requires daily onsite presence.
