Job Summary

Appraiser II

Performs fully proficient professional appraisal work involving the research, inspection, analysis, and valuation of residential, agricultural, manufactured housing, vacant land, and other assigned real property for ad valorem tax purposes. Independently applies established appraisal methods, market information, property data, and statutory requirements to determine equitable property values.


This position represents the fully proficient professional level within the Appraiser career path and is distinguished from Appraiser I by demonstrated appraisal proficiency, increased independence, broader property-class responsibility, greater complexity of assignments, and the ability to independently resolve routine appraisal and valuation issues.


Advancement to Appraiser III is based on demonstrated advanced proficiency, experience, expanded property-class expertise, complexity and scope of assigned work, and organizational need and is not automatic based on tenure.


Appraiser III

Performs advanced professional appraisal work involving the research, inspection, analysis, modeling, and valuation of complex real and/or specialized property for ad valorem tax purposes. Independently manages advanced appraisal assignments and applies appropriate appraisal methodologies, market information, statutory requirements, and professional judgment to establish accurate and equitable property values.


This position represents the advanced professional level within the Appraiser career path and is distinguished from Appraiser II by the complexity and scope of assigned property classes, advanced valuation analysis, greater independent judgment, responsibility for complex appeals, and service as a technical resource to other appraisal staff.


Assignments may include primary responsibility for particular geographic areas, property classes, or specialized valuation functions based on the operational needs of the Assessor’s Office.


Pay Rate

Appraiser II

The hourly range is from $32.06 to $36.50 depending on experience, plus full benefits.


Appraiser III

The hourly range is from $33.66 to $38.32 depending on experience, plus full benefits.

Requirements

Appraiser II

  • Must possess a valid Colorado driver’s license and meet County driving requirements due to field inspection responsibilities.  
  • Must complete ICS 100 and ICS 200 within the first year of employment.
  • Must possess and maintain a State of Colorado Ad Valorem Appraisal License, or higher licensure.
  • Must complete required coursework in statistics, valuation modeling related to mass appraisal, and finance, consistent with departmental and State requirements.
  • Must complete required departmental training within established timeframes.

Appraiser III

  • Must possess a valid Colorado driver’s license and meet County driving requirements due to field inspection responsibilities.
  • Must complete ICS 100 and ICS 200      within the first year of employment.
  • Maintaining continuing education hours sufficient to keep Appraisal License current, as determined by the Colorado State Board of Real Estate Appraisers, is required.
  • Must possess and maintain a State of Colorado Certified General or Certified Residential Appraisal License, as required by assigned responsibilities.
  • Additional appraisal education, certification, or specialized training may be required based on assigned property classes.
  • Must complete required departmental and professional appraisal training within established timeframes.


Qualifications/Education

Appraiser II

  • High school diploma or equivalent required.
  • Bachelor’s degree in real estate, finance, economics, business, statistics, construction, public administration, or a related field preferred.
  • Progressively responsible experience in real property appraisal, property assessment, real estate valuation, or closely related work sufficient to demonstrate proficiency at the Appraiser II level.
  • An equivalent combination of education, training, and experience that provides the required knowledge, skills, and abilities may be considered.

Appraiser III

  • Bachelor’s degree in real estate, finance, economics, business, statistics, construction, public administration, or a related field; or an equivalent combination of relevant education and experience.
  • Four (4) years of progressively responsible experience in property appraisal, property assessment, valuation, or a closely related field.
  • Demonstrated experience independently valuing multiple or complex property classes.
  • Experience with specialized property valuation may be required based on assigned responsibilities.
  • An equivalent combination of education, training, and experience that provides the required knowledge, skills, and abilities may be considered.
