Description

Harmoniq Residential, proudly part of the Inland Family of Companies, is seeking an experienced Multifamily Operations Manager to provide leadership and oversight for our growing multifamily portfolio throughout the Greater Madison area. This role is responsible for driving portfolio performance, supporting operational excellence, developing future leaders, and ensuring exceptional service for residents, clients, and team members. 


The Multifamily Operations Manager will oversee Portfolio Managers and Property Managers across the portfolio, providing strategic guidance, operational support, and accountability for financial performance. This individual will partner closely with ownership and executive leadership to support the continued growth and success of Harmoniq Residential. 


Key Responsibilities 

  • Provide strategic leadership and oversight for a portfolio of multifamily communities throughout the greater Madison, WI area and other assigned markets.  
  • Lead, coach, and hold Portfolio Managers accountable for operational excellence, financial performance, and team development.  
  • Establish and drive portfolio goals related to occupancy, revenue growth, resident retention, expense management, and employee engagement.  
  • Partner with executive leadership to develop and execute short-term and long-term business strategies.  
  • Build and maintain strong relationships with property owners, investors, and stakeholders while leading owner meetings and presenting performance results and recommendations.  
  • Oversee portfolio financial performance, including budgets, forecasts, capital plans, major expenditures, and asset optimization strategies.  
  • Identify opportunities to increase revenue, control expenses, and maximize property value across the portfolio.  
  • Provide strategic oversight for capital improvement projects, renovations, acquisitions, property transitions, and new property onboarding efforts.  
  • Develop and implement company policies, operating procedures, and best practices that improve efficiency, consistency, and performance.  
  • Partner with Human Resources and leadership teams to interview, develop, retain, and succession-plan high-performing talent.  
  • Conduct regular property visits and operational reviews while monitoring industry trends, regulatory changes, and market conditions to ensure portfolio success 

Qualifications 

  • Bachelor's degree required; degree in Business, Real Estate, Finance, or related field preferred. 
  • 10+ years of multifamily property management experience required. 
  • Minimum 5 years of leadership experience overseeing multi-site property management teams. 
  • Proven success managing large portfolios, budgets, and ownership relationships. 
  • Strong financial acumen with extensive experience in budgeting, forecasting, variance reporting, capital planning, and financial analysis. 
  • Demonstrated experience developing and leading high-performing teams. 
  • Excellent communication, presentation, and relationship-building skills. 
  • Strong strategic thinking, problem-solving, and decision-making abilities. 
  • Active Wisconsin Real Estate Salesperson or Broker License preferred. 
  • Industry certifications such as CPM, CAM, CAPS, ARM, CCIM, or similar designations strongly preferred. 
  • Proficiency with Microsoft Office Suite and property management platforms such as AppFolio, Yardi, MRI, Entrata, or similar systems.
