Property Details: Park La Brea has 4,249 units and is located in Los Angeles, CA.


Schedule: Monday through Friday 9:00 am to 6:00 pm


Target Pay: $75,570 per year + annual discretionary bonus


Role Overview:  The Paint Supervisor directly supervises assigned Paint Technicians at Park La Brea, overseeing interior and exterior painting for unit turns, occupied apartments, models, and common areas. People management is the role’s primary purpose. Success means safe, on-schedule work, consistent quality finishes, controlled material use, and minimal rework. 

Reporting to the Manager, Unit Turns, the Paint Supervisor plans crew capacity and schedules with Unit Turns, Work Orders, and Facilities, inspects workmanship, reviews punch lists, and coordinates supplies and equipment. The supervisor sets expectations, coaches technicians, and partners with the Manager, Unit Turns and Human Resources on personnel matters. Hands-on guidance and training support the crew; routine production painting is not the role’s primary responsibility. 

This is a full-time, onsite role at Park La Brea in Los Angeles, California. Schedule flexibility is required to meet painting timelines and operational deadlines.

  • A quality-focused problem solver who identifies workmanship issues, reduces rework, and improves painting practices. 


Key Responsibilities:

 

Crew Leadership & Work Planning 

  • Directly supervise assigned Paint Technicians, setting daily priorities and clear expectations for safety, workmanship, and productivity. 
  • Schedule and assign interior and exterior painting work for unit turns, occupied apartments, models, and common areas. 
  • Coordinate crew capacity, workloads, and painting schedules with Unit Turns, Work Orders, and Facilities. 
  • Monitor progress and adjust assignments within agreed priorities; escalate competing priorities, delays, and resource needs to the Manager, Unit Turns. 

Painting Quality & Workmanship 

  • Guide surface preparation, paint application, material selection, and equipment use to achieve consistent, durable finishes. 
  • Audit completed painting work against Prime Residential’s quality and aesthetic standards. 
  • Identify punch-list items, assign corrections, and confirm that required touch-ups and finish repairs are completed. 
  • Coach the crew on workmanship issues and apply improvements that reduce repeat defects and rework. 

People Development & Coaching 

  • Build an inclusive team environment through clear expectations, regular feedback, and accountability for results. 
  • Train technicians in painting methods, surface preparation, safe equipment use, and Prime quality standards. 
  • Document performance and personnel concerns and partner with the Manager, Unit Turns and Human Resources on development plans and appropriate follow-up. 
  • Recommend staffing needs and corrective actions to the Manager, Unit Turns in coordination with Human Resources, within established processes and approval authority; the supervisor does not independently make hiring or termination decisions. 
  • Provide hands-on guidance and mentoring that build technicians’ skills and confidence and support crew performance. 

Safety & Compliance 

  • Reinforce applicable Environmental Protection Agency (EPA), Occupational Safety and Health Administration (OSHA), and lead-safe work requirements. 
  • Ensure safe use, handling, storage, and care of painting tools, ladders, equipment, chemicals, and personal protective equipment. 
  • Pause unsafe work, secure the affected area, and promptly escalate hazards or unsafe conditions to the Manager, Unit Turns. 
  • Maintain clean, orderly work areas and protect residents, team members, and property throughout painting activities. 

Supplies & Equipment 

  • Monitor paint and supply inventory to keep scheduled work supplied. 
  • Submit procurement and replenishment requests through established purchasing and warehouse processes, within approved authority, and monitor material use to reduce waste. 
  • Maintain painting tools and equipment in safe working condition and report repair or replacement needs. 
  • Promote proper preparation, storage, and cleanup practices that reduce waste and extend equipment life. 

Coordination & Continuous Improvement 

  • Use mobile and property-management tools to track assignments, agreed deadlines, completion, rework, material use, and exceptions; report issues requiring manager decisions. 
  • Communicate painting status, workmanship concerns, and supply needs to Unit Turns, Work Orders, and Facilities partners. 
  • Identify recurring issues and recommend practical improvements to painting workflows, quality, and crew efficiency. 
Requirements
  • 3+ years of professional painting experience, including lead or crew responsibility. 
  • Prior direct supervision of employees is not required; first-time supervisors are encouraged to apply. 
  • Experience with multifamily painting and apartment make-ready work preferred 
  • Strong work-planning, organizational, and interpersonal communication skills. 
  • Willingness to obtain role-required certifications. 
  • Strong knowledge of surface preparation, paint application, painting materials, and equipment. 
  • Demonstrated ability to guide a crew, plan and assign work, and coach team members. 
  • Familiarity with applicable EPA and OSHA requirements and lead-safe Renovation, Repair and Painting (RRP) practices. 
  • Basic proficiency with mobile and property management tools for work assignments and updates. 
  • A valid driver’s license for operation of community or company vehicles, with mobility throughout the community and operation of those vehicles required. 
  • Authorization to work in the United States.
