Description

The Level 4 Maintenance Technician is an experienced technician in the Maintenance Department. This position supports the diagnosis and resolution of maintenance issues across the property, assisting with a range of repairs and basic system troubleshooting under the direction of senior staff. Typical responsibilities include performing routine maintenance and repairs on electrical, plumbing, structural, and life-safety systems, maintaining knowledge of HVAC systems, and following established procedures and safety protocols. The Level 4 Maintenance Technician  also participates in preventive maintenance (PM) activities and may assist with groundskeeping and equipment upkeep. This position reports to the Senior Manager of Property Maintenance & Warehouse Management, operates with a high degree of autonomy, and serves as a technical resource, contributing to a team-oriented approach to property maintenance.


PRIMARY DUTIES AND RESPONSIBILITIES:


Routine, Multi-Trade Maintenance

  • Perform complex repairs and installations involving electrical, HVAC, and structural systems, often requiring coordination among multiple trades on a single job.
  • Diagnose the root causes of multi-system failures (e.g., an electrical fault affecting HVAC controls or structural movement affecting door/window operation) rather than treating symptoms in isolation.
  • Perform advanced electrical work within the scope of training and code (circuits, panels, motors, controls), escalating to a licensed electrician when work exceeds internal scope or code requirements.
  • Service, troubleshoot, and repair HVAC equipment (units, controls, ductwork, refrigerant-related issues within certification) and coordinate licensed HVAC contractors for work requiring specialized licensure.
  • Assess and repair structural elements (framing, roofing components, foundations-adjacent issues, load-bearing concerns) and engage engineering or licensed-trade support for anything beyond maintenance-level scope.

Blueprints, PM Program & System Troubleshooting

  • Read and interpret blueprints, as-built drawings, electrical schematics, and equipment manuals to plan repairs, installations, and system modifications.
  • Own and manage the property’s preventive maintenance (PM) schedule: build/maintain PM plans for major equipment and systems, ensure tasks are completed on schedule, and adjust the program based on equipment condition and failure history.
  • Troubleshoot system failures across building systems (electrical, HVAC, plumbing, life-safety, building automation where applicable) to identify root cause and the most effective, lasting repair.
  • Maintain detailed, accurate records of PM completion, system troubleshooting, repairs, and equipment history to support long-term asset planning.
  • Identify recurring failures or aging equipment and recommend repair-vs-replace decisions and capital planning input to the Senior Manager of Property Maintenance & Warehouse Management.

Specialized Upkeep Oversight

  • Operate, inspect, and perform basic troubleshooting and repair of the property’s irrigation system, including sprinkler heads, valves, and controllers.
  • Monitor outdoor areas for hazards (uneven pavement, drainage issues, storm debris, dead limbs) and address or report them promptly.
  • Support the servicing and preventive maintenance of building systems (elevators, sprinklers, fire alarms, etc.) by performing assigned tasks and inspections and by assisting with vendor coordination as directed by senior staff.

Safety, Coordination & Leadership

  • Follow and enforce safety procedures for high-risk work, including electrical lockout/tagout, working at height, confined spaces (if applicable), and heavy equipment operation.
  • Serve as a point of technical escalation for other Maintenance Department staff on complex or ambiguous repair issues.
  • Coordinate with the Senior Manager of Property Maintenance & Warehouse Management on vendor/contractor scheduling for work requiring outside licensure or specialized equipment.
  • Support coverage of CrossRidge’s operating hours (6:00 AM – 10:00 PM, 7 days/week), including scheduled weekend and on-call rotations as assigned.
  • Respond to urgent or emergency system failures, including after-hours response as required by department protocol.
  • Perform other duties as assigned by the Senior Manager of Property Maintenance & Warehouse Management.
Requirements

Experience & Education

  • High school diploma or equivalent required; trade school, technical certificate, or apprenticeship completion strongly preferred.
  • 6+ years of progressive experience in facilities/property maintenance or a skilled trade, with demonstrated journey-level competency across electrical, HVAC, and structural repair work.
  • Experience managing or contributing to a preventive maintenance program for commercial or institutional property.
  • Experience with arboriculture, grounds equipment, or heavy equipment servicing preferred.
  • Demonstrated sound, biblical Christian faith.

Skills & Abilities

  • Ability to read and work from blueprints, schematics, and equipment/system documentation.
  • Advanced troubleshooting skills across multiple trades and building systems, with the judgment to identify root cause rather than surface symptoms.
  • Working knowledge of relevant building, electrical, and mechanical codes as applied to maintenance-level work; clear understanding of when work requires a licensed contractor.
  • Strong organizational skills to manage a multi-asset PM schedule and equipment service records.
  • Ability to train, guide, and provide technical direction to less-experienced maintenance staff.
  • Strong communication skills for coordinating with management, contractors, and vendors.
  • Proficiency with maintenance-management software/work-order systems and general computer/tablet use.
  • Bilingual (English & Spanish) preferred.

Certifications & Licenses

  • Valid driver’s license in good standing required.
  • Relevant trade certifications strongly preferred (e.g., EPA 608 refrigerant certification, journeyman electrical certification, HVAC certification, or equivalent).

PHYSICAL REQUIREMENTS & WORK ENVIRONMENT

  • Ability to lift and carry up to 50 lbs. regularly, and up to 75+ lbs. occasionally with assistance or equipment.
  • Ability to work at height (ladders, lifts, roofs) and in confined or awkward spaces as required by the work.
  • Ability to stand, walk, bend, kneel, and climb for extended periods, and to safely operate power tools and heavy equipment.
  • Ability to work outdoors in varying weather conditions (heat, cold, rain) as needed for grounds and irrigation duties.
  • Schedule flexibility to work assigned shifts within CrossRidge’s 6:00 AM–10:00 PM operating hours, including rotating weekend and on-call coverage per the department schedule, and to respond to after-hours emergencies as needed.
