The Level 3 Maintenance Technician performs a broad range of general maintenance, repair, and grounds maintenance tasks that keep CrossRidge’s buildings, fixtures, and outdoor property safe, functional, and well-presented. This role works with a moderate degree of independence on recurring daily repairs and scheduled preventive tasks, applying a working knowledge of general carpentry, painting, plumbing, and basic electrical troubleshooting to resolve routine issues without close supervision. The Level 3 Maintenance Technician also maintains outdoor grounds, irrigation systems, and basic facility fixtures, and serves as a dependable, hands-on contributor to the Maintenance Department’s day-to-day operations. This position reports to the Senior Manager of Property Maintenance and Warehouse Management.
PRIMARY DUTIES AND RESPONSIBILITIES
General Repairs & Independent Work
- Work independently on recurring daily repairs, work-order requests, and scheduled preventive maintenance tasks with minimal supervision.
- Prioritize and complete assigned daily task lists, escalating issues that require specialized skills, parts, or licensed-trade support to the Senior Manager of Property Maintenance and Warehouse Management.
- Diagnose the cause of common facility issues, including leaks, doors and hardware, basic electrical troubleshooting, drywall, and flooring, and complete the repair or arrange appropriate follow-up.
- Maintain accurate, timely records of completed work, materials used, and any recurring issues in the maintenance tracking system or work-order log.
Carpentry, Painting & Plumbing
- Perform general carpentry repairs, including doors, door hardware, trim, cabinetry, drywall patching, and minor framing.
- Complete interior and exterior painting and touch-up work, including surface prep, patching, priming, and finish coats.
- Perform basic plumbing repairs and maintenance, including fixture replacement, clearing minor clogs, addressing leaks, and replacing washers, valves, and supply lines.
- Identify plumbing or carpentry issues beyond the scope of this role, including licensed-trade requirements, and communicate them promptly to the Senior Manager of Property Maintenance and Warehouse Management.
Grounds & Irrigation
- Operate, inspect, and perform basic troubleshooting and repair of the property’s irrigation system, including sprinkler heads, valves, and controllers.
- Monitor outdoor areas for hazards (uneven pavement, drainage issues, storm debris, dead limbs) and address or report them promptly.
- Perform routine grounds maintenance support, including debris removal, seasonal cleanup, and landscape touch-ups.
- Maintain basic facility fixtures such as exterior lighting, signage, gates, fencing, and outdoor furniture.
Safety, Equipment & Teamwork
- Follow all safety procedures, including proper use of Personal Protective Equipment (PPE), ladders, power tools, and lockout/tagout practices where applicable.
- Maintain maintenance tools, equipment, and the vehicle/cart in clean, safe, working condition; report equipment issues promptly.
- Coordinate with other Maintenance Department staff to ensure consistent coverage across assigned shifts within CrossRidge’s operating hours, including scheduled weekend rotations.
- Respond to urgent facility issues within scope of training, escalating emergencies per department protocol.
- Provide occasional guidance to entry-level maintenance staff on routine tasks and best practices.
- Perform other duties as assigned by the Senior Manager of Property Maintenance and Warehouse Management.
Experience & Education
- High school diploma or equivalent.
- 4-6 years of general maintenance, facilities, or building-trades experience, with demonstrated working knowledge of carpentry, painting, and plumbing repairs.
- Experience with grounds maintenance and irrigation systems preferred.
- Demonstrated sound, biblical Christian faith.
Skills & Abilities
- Ability to work independently, prioritize tasks, and manage time effectively with minimal direct supervision.
- Working knowledge of general carpentry, painting, and plumbing techniques, tools, and materials.
- Basic understanding of irrigation system components and care practices.
- Basic understanding of electrical troubleshooting for routine facility issues, with appropriate escalation for licensed-trade work.
- Strong problem-solving skills and sound judgment in determining when to escalate an issue.
- Good communication skills, both with department leadership and other CrossRidge staff.
- Bilingual (English & Spanish) preferred.
- Basic computer/tablet skills for logging work orders and completing task records.
Certifications & Licenses
- Valid driver’s license in good standing required.
- Relevant trade certifications (e.g., basic plumbing, irrigation technician) are a plus but not required.
PHYSICAL REQUIREMENTS & WORK ENVIRONMENT
- Ability to lift and carry up to 50 lbs. regularly, and up to 75 lbs. occasionally with assistance.
- Ability to stand, walk, bend, kneel, climb ladders, and work in varied postures for extended periods.
- Ability to work outdoors in varying weather conditions (heat, cold, rain) as needed for grounds and irrigation duties.
- Ability to safely operate hand tools, power tools, and grounds-maintenance equipment.
- Schedule flexibility to work assigned shifts within CrossRidge’s 6:00 AM–10:00 PM operating hours, including rotating weekend shifts per the department schedule.
