Position Summary


The Maintenance Technician is responsible for the upkeep, repair, and preventative maintenance of VOA-owned and operated facilities, including apartment communities, shelters, transitional housing properties, and administrative offices. This position performs a variety of maintenance and repair tasks involving plumbing, electrical systems, carpentry, painting, flooring, locksmith work, equipment maintenance, and general facility operations. The Maintenance Technician works independently, responds to maintenance concerns promptly, and helps maintain safe, comfortable environments for participants, staff, and visitors.

Schedule

  • Full-time position (40+ hours per week)
  • Generally scheduled Monday through Friday
  • Hours may vary based on operational needs
  • May require evenings, weekends, overnight work, and holidays
  • Participation in a rotating after-hours and weekend on-call schedule is required
  • Occasional overtime may be necessary

What You'll Do


Facility Maintenance & Repair

  • Inspect buildings, grounds, equipment, and building systems to ensure safety and operational readiness.
  • Identify maintenance needs and perform routine repairs.
  • Troubleshoot and repair minor electrical issues, including replacement of bulbs, ballasts, and fuses.
  • Perform basic plumbing repairs, unclog drains, and maintain plumbing fixtures.
  • Assist with carpentry, painting, flooring, and general building repairs.
  • Install, repair, and replace locks and related hardware.
  • Inspect, service, and maintain doors and windows.
  • Support preventative maintenance activities and HVAC filter replacement.
  • Perform periodic maintenance on facility equipment and systems.

Property Support

  • Complete maintenance work orders accurately and in a timely manner.
  • Conduct annual and move-in housing quality inspections.
  • Perform required compliance-related facility inspections.
  • Assist with snow removal and seasonal property maintenance.
  • Support furniture, equipment, and supply moving projects.
  • Drive to multiple VOA locations and transport materials as needed.

Emergency Response

  • Participate in an on-call rotation for after-hours and weekend maintenance needs.
  • Respond to facility emergencies and critical maintenance issues outside of regular business hours.
  • Follow all safety practices and utilize appropriate personal protective equipment.

Team & Mission Support

  • Communicate professionally and respectfully with participants, staff, vendors, community members, and stakeholders.
  • Maintain accurate records related to inspections, repairs, and maintenance activities.
  • Follow organizational policies, safety procedures, and applicable regulations.
  • Support a culture of accountability, respect, and service excellence.
  • Perform additional duties as assigned.

Required Qualifications

  • High school diploma or equivalent.
  • Valid driver's license.
  • Reliable transportation.
  • Ability to maintain required automobile liability insurance.
  • Ability to obtain CPR, First Aid, and Bloodborne Pathogen (BBP) certifications within six months of hire.
  • Ability to successfully pass a comprehensive criminal background check and driving record review.
  • Must be at least 18 years old.

Preferred Qualifications

  • Two (2) or more years of maintenance, facilities, property management, or related experience.
  • Experience working with residential properties, shelters, apartment communities, or commercial facilities.
  • Knowledge of basic plumbing, electrical systems, carpentry, painting, flooring, and general repairs.
  • Experience conducting inspections and maintaining compliance standards.

Physical Requirements

This position regularly requires: 

  • Walking through indoor and outdoor work environments.
  • Ascending and descending stairs.
  • Bending, kneeling, crawling, crouching, reaching, pushing, and pulling.
  • Operating maintenance tools, equipment, and machinery.
  • Frequently lifting and carrying up to 35 pounds.
  • Occasionally lifting and moving up to 75-100 pounds, typically with assistance.
  • Working outdoors in varying weather conditions, including heat, cold, rain, snow, and ice.

Work Environment


The Maintenance Technician supports a variety of VOA facilities, including shelters, apartment communities, transitional housing programs, and administrative offices. Work environments may range from typical office settings to active residential and shelter locations. Employees may encounter varying noise levels, changing weather conditions, moving mechanical equipment, service animals, and individuals experiencing housing instability, behavioral health challenges, or crisis situations.
