Revenue Management Advisor
Description

ESSENTIAL DUTIES:

  • Review, evaluate, adjust, and release new lease and renewal pricing recommendations, ensuring alignment with market conditions, property performance, approved parameters, and applicable notice requirements.
  • Develop, manage, and implement pricing strategies, lease terms, and concession programs in partnership with Property Operations to maximize revenue, maintain competitive positioning, and support occupancy goals.
  • Review and respond to pricing override requests, ensuring timely resolution, appropriate approvals, and consistency with established pricing guidelines.
  • Oversee daily administration, configuration, and maintenance of the Revenue Intelligence platform, ensuring accurate property data, pricing parameters, lease terms, and system functionality.
  • Lead quarterly and annual pricing reviews, including rate parameters, seasonality, and lease expiration limits, ensuring alignment with approved budgets, property business plans, and applicable loan restrictions.
  • Coordinate the implementation of revenue management systems for new and acquired properties, including system configuration, vendor coordination, and ongoing technical support.
  • Maintain data integrity through regular audits of property information, unit amenities, pricing premiums, availability, and comparable market data, partnering with Operations to resolve discrepancies.
  • Analyze occupancy, exposure, lease expirations, leasing activity, market trends, and revenue performance to identify opportunities, mitigate risks, and recommend pricing adjustments.
  • Monitor key revenue performance indicators, including lease trade-outs, renewal conversion, loss to lease, gain to lease, concessions, pricing variances, and overrides to identify trends and opportunities for improvement.
  • Evaluate lease expiration schedules and term distribution to minimize concentration risks and maintain established occupancy and exposure targets.
  • Prepare and present revenue performance reports, forecasts, and actionable recommendations to Property Operations and Asset Management, supporting annual budgets and reforecasting efforts.
  • Serve as a primary resource for onsite teams, Regional Managers, Property Operations, and Asset Management, providing pricing guidance, facilitating recurring revenue management meetings, and supporting strategic decisions.
  • Provide training and ongoing support to onsite teams, promoting system adoption, accurate data entry, and consistent application of revenue management practices across the portfolio.
  • Maintain and enforce revenue management policies, procedures, approval guidelines, and compliance requirements while identifying opportunities to improve processes, internal controls, and operational efficiency.
  • Identify and address revenue leakage resulting from pricing overrides, exceptions, and expired concessions, recommending corrective actions to optimize revenue performance.
  • Manage the revenue management platform vendor relationship, including technical support escalations, system enhancements, and evaluation of new functionality.
  • Monitor system adoption and compliance across the portfolio, providing training and guidance to ensure consistent application of revenue management practices.
  • Perform other duties and responsibilities as assigned to support company initiatives and organizational goals


Requirements

EDUCATION & EXPERIENCE:  

  • High School Diploma or Equivalent is required.
  • Three (3) or more years’ work experience in multifamily property management or related proptech required.

KNOWLEDGE & SKILLS:  

  • Hands-on experience with automated pricing or revenue management platforms, preferably within the multifamily property management industry.
  • Experience with Entrata and Revenue Intelligence or comparable property management and revenue management platforms preferred.
  • Experience supporting revenue management initiatives across a multi-state or geographically diverse property portfolio preferred.
  • Experience training and supporting onsite teams through system implementations, process improvements, or technology rollouts preferred
  • Strong analytical skills with the ability to interpret occupancy, exposure, lease expirations, trade-out data, and market trends to support informed pricing decisions.
  • Ability to effectively communicate pricing recommendations, explain system-generated data, and provide guidance to onsite teams and leadership.
  • Demonstrated ability to evaluate, support, and adjust pricing recommendations based on market conditions, property performance, and operational needs.
  • Advanced proficiency in Microsoft Excel, including data analysis, reporting, and financial modeling.
  • Strong organizational and time management skills with the ability to independently manage recurring reviews, competing priorities, and critical deadlines.
  • Excellent communication, problem-solving, and interpersonal skills with the ability to collaborate effectively across multiple departments.
