Property Manager — Residential Portfolio

Bell Properties is seeking an experienced, organized Property Manager to oversee a portfolio of up to 100 residential units across multiple locations throughout Los Angeles County. This position combines daily property administration with regular field visits, leasing oversight, resident communication, maintenance coordination, and financial accountability.
The successful candidate takes ownership of assigned properties, follows through on commitments, and resolves routine operational issues independently while escalating matters that require additional authority or support.

Key Responsibilities
- Property Operations: Manage daily operations across the assigned portfolio, maintain property standards, and provide timely updates to owners and company leadership.
- Leasing and Occupancy: Market vacancies, coordinate showings, process applications and screening, prepare approved lease documents, and manage move-ins and renewals. Monitor leasing activity and recommend adjustments when vacancies are not generating sufficient interest.
- Resident Relations: Respond promptly to resident inquiries, document concerns, coordinate resolutions, and communicate clearly through completion.
- Inspections: Conduct and document routine property, move-in, and move-out inspections. Identify maintenance needs, safety concerns, and lease violations, and track corrective action.
- Maintenance and Vendors: Coordinate work orders, obtain estimates, arrange access, and oversee approved vendors. Verify that work is completed properly and within authorized scope and budget.
- Unit Turns: Visit vacant units to monitor turnover progress, confirm cleaning and repairs, and ensure units are ready for marketing and occupancy.
- Rent and Financial Administration: Monitor rent collections, delinquent balances, invoices, operating expenses, and budget variances. Coordinate accurate financial reporting with the accounting team.
- Lease and Policy Administration: Apply lease terms and company policies consistently. Coordinate notices and enforcement actions through approved company procedures and authorized legal counsel.
- Records and Reporting: Maintain accurate resident files, leasing records, inspection reports, vendor documentation, and communication
- Position located in Arcadia, CA must be able to reliably work in Arcadia full time.
Position Requirements
- Property Management Experience: Demonstrated experience (2+ years) managing residential properties, preferably a portfolio across multiple locations.
- Yardi Experience: A minimum of three years of hands-on Yardi experience, including resident accounts, leasing, rent collection, work orders, and reporting.
- Exceptional Communication Skills: Strong written and verbal communication skills, with the ability to provide clear instructions, respond professionally to residents and owners, document issues accurately, and communicate updates through resolution.
- Multitasking and Prioritization: Ability to manage competing responsibilities across multiple properties, organize daily work, meet deadlines, and respond effectively to changing priorities.
- Independent Work and Judgment: Ability to work independently with limited supervision, resolve routine operational issues, follow through on commitments, and recognize when a matter requires escalation.
- Organization and Accuracy: Strong attention to detail when maintaining resident files, financial records, inspection reports, and maintenance documentation.
- Resident Service and Conflict Resolution: Ability to handle difficult conversations calmly, exercise sound judgment, and maintain professional relationships.
- Regulatory Knowledge: Working knowledge of applicable California and local landlord-tenant requirements, fair housing principles, and residential leasing practices.
- Technology Skills: Proficiency in Microsoft Outlook, Excel, Word, and Teams.
- Travel Requirements: Valid driver’s license and reliable transportation for regular property visits throughout Los Angeles County.
- Education: High school diploma or equivalent; relevant property management certifications preferred
- Clean driving record and ability to drive company vehicles.
- Must pass pre employement background check and drug screening.
