Role Overview: Prime Residential’s General Manager at Park La Brea (PLB) is a financially focused, on-site business partner responsible for strengthening the property’s financial health and maximizing long-term operating performance. This role combines property-level financial accountability with hands-on analysis of revenue, occupancy, delinquency, work orders, purchase orders, controllable expenses, and other above-the-line operating metrics.

Reporting to the Vice President, Property Management, who retains overall leadership of property operations and onsite teams, the General Manager owns operational financial analysis, budgeting, forecasting, and variance reporting. The role partners closely with Property Accounting, Asset Management, Centralized Services, and property operations to validate reported results, distinguish accounting adjustments from operational drivers, identify risks and opportunities, and recommend practical improvements to pricing, expense management, and capital planning.

The General Manager has one direct report: the Senior Assistant Community Director, who handles day-to-day resident account and payment issues. The General Manager focuses on the property’s overall financial health. Together, they review daily operations and financial results to improve how money is collected and managed and protect the property’s long-term value.

Who You Are:

  • A financially sophisticated multifamily professional who combines property operations knowledge with hands-on expertise in budgeting, forecasting, pricing, accruals, reclasses, and variance analysis.
  • An analytical, strategic thinker who translates operating metrics and financial trends into practical recommendations that strengthen Park La Brea’s financial health and long-term asset value.
  • A meticulous, deadline-driven problem-solver who validates reporting, investigates resident ledger, billing, and collections discrepancies, and improves data accuracy and financial controls.
  • A clear communicator and collaborative business partner who aligns Property Management, Property Accounting, Asset Management, and Centralized Services around financial priorities and actionable follow-through.
  • A focused leader who connects financial insight with day-to-day execution through the Senior Assistant Community Director, exercising sound judgment, discretion, and accountability in alignment with Prime’s values.

Key Responsibilities:

Financial Performance & Variance Analysis

  • Own Park La Brea’s operating financial analysis and KPI reporting across revenue, occupancy, delinquency, work orders, purchase orders, controllable expenses, and other above-the-line metrics.
  • Analyze actual results against budget, forecast, prior periods, and operating expectations, translating material variances into clear explanations and actionable recommendations.
  • Partner with Property Accounting to distinguish accounting close items from operational performance drivers and identify root causes with property operations and Centralized Services.
  • Prepare monthly operating reviews, trend summaries, and financial updates for the Vice President, Property Management and Asset Management, tracking corrective actions through resolution.

Budgeting, Forecasting & Asset Performance

  • Lead property budget development and periodic forecasting, validating operating assumptions and identifying risks and opportunities affecting financial performance.
  • Evaluate pricing, concessions, renewals, and occupancy trends; recommend strategies that balance revenue objectives, market conditions, and applicable rent stabilization requirements.
  • Track operating and capital expenditures against approved budgets, flagging potential overruns and recommending adjustments.
  • Partner with Asset Management and property leadership to evaluate renovation priorities, projected returns, and operational impacts, supporting long-term asset value and ownership objectives.

Resident Accounting & Financial Controls

  • Oversee pre-bill, recurring resident charges, and utility billing accuracy, coordinating validation and exception resolution with the Senior Assistant Community Director, Property Accounting, Centralized Services, and third-party providers.
  • Analyze resident ledger discrepancies and ensure timely follow-through on billing corrections, reconciliations, and supporting documentation.
  • Review final account statements and collections handoffs for accuracy and completeness, partnering with the responsible teams to resolve outstanding issues.
  • Strengthen financial controls and reporting processes while maintaining the accuracy, integrity, and confidentiality of financial and operational data.

Delinquency & Operational Follow-Through

  • Analyze delinquency, collections, and bad-debt trends to identify financial exposure and recommend targeted action.
  • Direct the Senior Assistant Community Director’s follow-through on routine delinquency workflows, three-day notices, eviction court appearances, Accounting Month End, and related administrative responsibilities, consistent with company policy and Legal guidance.
  • Monitor outcomes and escalate material financial risks, unresolved discrepancies, or compliance concerns to the Vice President, Property Management and appropriate partners.

Leadership & Cross-Functional Partnership

  • Supervise the Senior Assistant Community Director as the role’s sole direct report, connecting day-to-day operational execution with the property’s financial priorities.
  • Set clear expectations, provide coaching, and review results while maintaining the Senior Assistant Community Director’s responsibility for routine operational workflows.
  • Serve as a financially focused business partner to Property Management, Property Accounting, Asset Management, and Centralized Services, aligning recommendations with practical onsite execution.
  • Improve reporting efficiency, data quality, and financial decision-making while supporting the Vice President, Property Management’s overall leadership of Park La Brea.
