Director of Facilities (Multifamily)
Nashville, TN • Corporate
Job Type
Full-time
Description

Position Purpose

Protect asset value and deliver reliable resident service across Lion's communities by building the systems, standards, people and vendor partnerships that help service teams succeed.

Role Summary

The Director of Facilities is responsible for maintenance performance across the portfolio. This role sets the standards, programs and controls that onsite service teams work within, rather than running day-to-day service. It covers preventive maintenance, risk management, maintenance budgets, vendor performance, and service team development.

The Director partners closely with the CapEx Director, Procurement, Talent Acquisition and regional leaders to keep communities safe, well maintained and cost-efficient.

The Director of Facilities supports Service Managers rather than supervising daily operations, and partners with the CapEx Director rather than managing capital projects.

Key responsibilities

  • Preventive maintenance: Own the portfolio preventive maintenance program, including schedules, standards and completion tracking.
  • Property walks and reporting: Lead preventive maintenance and risk walks. Report findings, corrective actions and trends to leadership.
  • Risk management: Identify and reduce physical, life-safety and liability risks. Keep inspections, certifications and permits current, including fire, elevator and pool.
  • Budget management: Build and manage maintenance-related budget line items. Monitor variances and recommend corrective action.
  • Vendor management: Select, contract and manage maintenance vendors. Hold them to service levels, pricing and insurance requirements.
  • Procurement partnership: Partner with Procurement on national agreements, standard parts and supplies, and pricing that lower cost without lowering quality.
  • CapEx partnership: Share asset condition data and end-of-life forecasts with the CapEx Director to inform capital plans. Make sure completed projects are handed off to service teams with warranties and maintenance plans.
  • Training and development: Support training for Service Managers and service teams. Build technical skills, certifications and career paths.
  • Hiring partnership: Partner with Talent Acquisition and regional leaders to hire service and maintenance team members.
  • Standards and systems: Set and maintain service standards, policies and tools that make onsite work easier and more consistent.
  • Team leadership: Lead any direct reports with a development plan for each and a ready successor for key roles.

Leadership expectations

Like every Lion leader, this role is responsible for three outcomes: business results, resident experience and team member experience. Strong cost numbers alone won't earn a top rating if they come at the expense of safety, residents or the service team. The role also models Lion's people-centric standard: results, relationships, development, culture and future leadership.
