The HVAC Technician services, maintains, and repairs the mechanical systems that keep Five Iron Golf's New York venues comfortable and operational. This is a hands-on, detail-oriented role, with the majority of time spent in the field servicing, maintaining, and repairing equipment. The technician is expected to independently troubleshoot and repair commercial HVAC equipment, run seasonal start-up and changeover, and perform preventive maintenance on kitchen, bar, and building equipment. Based in New York City, the technician travels throughout the region to support multiple venues and also assists with HVAC design review, scoping, and bidding for future build-outs. Design and bidding support is a secondary part of the role. Simulator bays carry a heavy heat load from projectors, computers, and guest density, so reliable cooling is critical to the guest experience and to protecting technology assets.
Based in New York, NY, this full-time position requires regular travel to venues throughout the region, with occasional overnight travel.
Approximate Time Allocation
- Approximately 75–80%: hands-on service, preventive maintenance, seasonal start-up/changeover, repairs, and appliance PM across venues.
- Approximately 10–15%: regional travel between venues and site coordination.
- Approximately 10%: build-out support, design review, and bidding.
Seasonal Start-Up (Cooling) and Shutdown / Changeover (Heating)
- Spring start-up: inspect and clean condenser coils; verify fan motors, contractors, capacitors, and crankcase heaters; check refrigerant charge (pressures, superheat, subcooling); and test cooling operation under load.
- Air handler start-up: inspect blower assemblies, belts, sheaves, and bearings; clean evaporator coils and condensate pans; clear and test condensate drain lines and float safety switches; replace filters.
- Fall changeover: transition systems to heating mode; inspect and test gas furnaces, heat pumps, electric heat strips, and hydronic heat (burners, ignition, flue/venting, heat exchangers, safeties, and reversing valves as applicable).
- Verify thermostat/controller programming, setpoints, schedules, damper and economizer operation, and sensor calibration at each changeover.
- Complete and document a start-up/changeover checklist for each unit, including readings taken and deficiencies found.
HVAC Preventive Maintenance
- Perform scheduled PM on condensing units, rooftop units (RTUs), split systems, ductless/mini-split and VRF systems, air handlers, fan coils, and exhaust/make-up air fans.
- Take and record electrical and refrigeration readings: voltage, amp draw, suction/discharge pressures, superheat/subcooling, and temperature split.
- Replace or clean filters on a defined schedule; inspect ductwork, insulation, dampers, and diffusers for leaks or damage.
- Tighten electrical connections, inspect wiring and disconnects, and lubricate motors and bearings per manufacturer specifications.
- Inspect and clean condensate systems to prevent water damage and microbial growth.
Service, Diagnostics, and Repair
- Diagnose electrical, mechanical, refrigerant-circuit, and control failures using multimeter, clamp meter, manifold gauges, micron gauge, leak detector, and thermometers.
- Repair or replace components including capacitors, contactors, relays, transformers, fan and blower motors, belts, bearings, TXVs, pressure switches, condensate pumps, thermostats, and control boards.
- Perform refrigerant leak detection and repair, evacuation, recovery, and recharge in accordance with EPA Section 608 requirements; maintain refrigerant usage logs.
- Perform brazing and basic sheet metal, piping, and ductwork repairs.
- Respond to service calls promptly and prioritize by guest and business impact (bays, bar, kitchen, event spaces).
- Document root cause, parts used, and labor for every repair; recommend repair-vs-replace with supporting data (equipment age, repair history, cost).
- Escalate major repairs, compressor or coil replacement, and capital replacement needs to management, and coordinate third-party vendors, including scope review and work verification.
Appliance and Facility Preventive Maintenance
- Ice machines: scheduled cleaning and descaling, water filter replacement, condenser cleaning, and inspection of water and drain lines.
- Walk-in and reach-in refrigeration/freezers: clean condensers and evaporators; inspect door gaskets and heaters; check defrost cycles and fan motors; verify and log temperature performance.
- Bar equipment: assist with draft system and glycol chiller upkeep, under-bar refrigeration, and glass washers.
- Kitchen equipment: commercial dishwasher inspection, water heater flushing and inspection, kitchen exhaust and make-up air fan checks, and grease filter inspection.
- Basic maintenance and troubleshooting on other facility equipment as assigned, with escalation to vendors for specialty repairs.
New Build-Outs, HVAC Design Support, and Bidding
- Assist with HVAC design review for new venues and renovations, including load considerations for simulator bays, bar, kitchen, and event areas, equipment sizing and selection, zoning, ventilation, and make-up air requirements.
- Review mechanical drawings, specifications, and equipment submittals for constructability, serviceability, and maintainability (unit access, filter and coil access, condensate routing, and controls).
- Support the bidding process: help develop scopes of work, solicit and evaluate HVAC contractor bids, and level bids for scope gaps, equipment quality, warranty terms, and cost.
- Conduct site walks with architects, engineers, and contractors; identify existing-condition issues and assist with value-engineering decisions.
- Observe installation progress, verify work against approved plans, and take part in start-up, testing, and punch-list review before opening.
- Help standardize preferred equipment, brands, and specifications across venues to simplify maintenance, parts, and vendor management.
- Provide input on budgets and cost estimates for HVAC scope on new locations.
Recordkeeping, Compliance, and Safety
- Document all work in the work-order/maintenance system with unit identifiers, findings, readings, and photos where appropriate.
- Maintain an equipment inventory per venue (make, model, serial, install date, refrigerant type, filter sizes) and flag aging assets.
- Follow all applicable local, state, and federal codes; observe lockout/tagout, electrical safety, refrigerant handling, rooftop and ladder safety, and PPE requirements.
- Support vendor, warranty, and inspection coordination as needed.
Required Qualifications:
- High school diploma or equivalent; HVAC/R trade school or apprenticeship preferred.
- Minimum 3 years of hands-on commercial HVAC service and maintenance experience.
- EPA Section 608 Certification (Universal preferred).
- Demonstrated ability to diagnose and repair commercial RTUs, split systems, condensers, and air handlers independently.
- Proficiency with refrigeration gauges, recovery equipment, vacuum pumps, multimeters, and brazing equipment.

- Working knowledge of commercial refrigeration and food service equipment (ice machines, walk-ins, dishwashers).
- Valid driver's license and reliable transportation; ability to travel regularly to venues throughout the region, including occasional overnight travel.
- Ability to read mechanical drawings and specifications, with working knowledge of HVAC load calculation and equipment sizing concepts, and comfort reviewing contractor bids and proposals.
- Strong attention to detail: accurate readings, thorough documentation, and careful follow-through on every unit, every visit.
