We’re out to make New Mexico, and the world, a better place. We do it by helping people get ahead in life through homeownership, so families can build wealth and equity that lasts for generations. We’re entrepreneurial, fast-moving and deeply rooted in our communities, and we find ways to get to “yes.”
Homewise is dedicated to creating successful homeowners and strengthening neighborhoods to improve families' long-term financial well-being and quality of life. By providing trustworthy guidance and access to affordable capital, Homewise is working to ensure an inclusive energy transition for homeowners in New Mexico. Our green financing tools, paired with wrap-around services that help homeowners reduce their net energy burden, lower greenhouse gas emissions while saving families money.
The role
As Renovation Project Manager & Energy Coach, you’ll lead Homewise’s acquisition rehab program and bring building science to everything we renovate. Reporting to our Energywise Director and based in Albuquerque/ Santa Fe NM, you’ll take homes from acquisition through completion, on time, on budget and built to last. As a BPI-certified energy auditor, you’ll also test homes, create Energywise Home Roadmaps and make sure every project leaves a family with a more efficient home and lower bills.
What you’ll do
- Acquisition Rehab Program Management. Lead Homewise’s acquisition rehab program, running several renovation projects at once on vacant and owner-occupied homes from acquisition through completion. Work closely with our acquisitions, lending and construction teams to keep every project on schedule and on budget, and manage grant- and subsidy-funded owner-occupied rehabs, coordinating with the Mortgage Finance Authority (MFA) and other funders on compliance and reporting.
- Scope Development and Cost Control. Write detailed scopes of work that combine needed repairs, health and safety items and the energy upgrades your assessments identify. Build and manage budgets, use value engineering to save money without cutting quality, stack state, federal and utility incentives, rebates and tax credits, and review contractor bids and change orders.
- Contractor Management and Quality Control. Find, evaluate and select qualified contractors and subcontractors, and hold them to schedules, specifications and contracts through regular site visits. Inspect work in progress against Homewise standards, building codes and building science best practices, and lead final walkthroughs and punch lists before closeout.
- Energy Assessments and Diagnostic Testing. Assess rehab properties and Energywise clients’ homes to find improvements in insulation, air sealing, HVAC, solar, appliances, health, safety and durability. Run BPI-standard diagnostic tests, including blower door, combustion safety (CAZ), duct leakage and infrared thermography. Create Energywise Home Roadmaps that help homeowners choose the upgrades that save the most money and carbon, then test out finished projects to document the results.
- Homeowner Communication and Support. Be the go-to person for homeowners, contractors and our teams throughout each renovation. Explain findings, progress and recommendations in plain language, in English and Spanish, and work with our lending team to guide Energywise clients through financing options and bid review.
