POSITION SUMMARY
The Construction Contracts Manager is responsible for the development, negotiation, administration, and oversight
of contracts related to construction projects. This role partners closely with project teams, legal counsel, finance, and leadership to ensure contracts are executed in alignment with company standards, project requirements, and applicable regulations.
The Contracts Manager plays a key role in risk mitigation, compliance, and supporting successful project delivery from pre-award through closeout.
KEY RESPONSIBILITIES
Contract Development & Administration
- Draft, review, negotiate, and manage construction contracts, including subcontracts, supplier agreements, professional services agreements, and contract amendments.
- Ensure contracts reflect accurate scope, pricing, schedule, and risk allocation consistent with company objectives.
- Maintain organized and complete contract records, including executed agreements, revisions, correspondence, and compliance documentation.
Risk Management & Compliance
- Identify contractual risks related to scope, schedule, cost, and liability; recommend mitigation strategies to project stakeholders.
- Ensure compliance with federal, state, and local regulations, including public works, government contracting, and applicable labor requirements where applicable.
- Collaborate with internal legal counsel on complex contract terms, disputes, claims, or escalated issues.
Project & Stakeholder Support
- Partner with project managers, operations, estimating, finance, and leadership to support projects throughout the full lifecycle.
- Provide contractual guidance during bid review, pre-construction, execution, and closeout phases.
- Support leadership with contract interpretation and decision-making.
Change Management & Claims Support
- Review and administer contract changes, change orders, notices, extensions of time, and pricing adjustments.
- Assist in the preparation, review, and documentation of claims, disputes, or potential litigation support.
- Ensure timely issuance and tracking of contract notices and deliverables.
Subcontractor & Vendor Oversight
- Manage subcontractor and supplier contracts to ensure scope alignment, compliance, and performance expectations.
- Verify subcontractor compliance with insurance, bonding, safety, and contract terms.
- Support issue resolution related to non-performance, disputes, or contract deviations.
Financial & Commercial Controls
- Monitor contract values, payment terms, retainage, invoice requirements, and contractual obligations tied to billing.
- Coordinate with finance teams to support pay applications, audits, and financial reporting tied to contract terms.
- Ensure proper contract closeout, including releases, warranties, and final documentation.
Process Improvement & Reporting
- Develop and maintain standard contract templates, clauses, and procedures.
- Support training for internal teams on contract awareness, best practices, and compliance requirements.
- Prepare reports related to contract status, risk exposure, and compliance for leadership review.

QUALIFICATIONS
Required Qualifications
- Bachelor’s degree in Construction Management, Business Administration, Legal Studies, or a related field; or equivalent work experience.
- Minimum of 5-8 years of experience in construction contract management, contract administration, or a related role.
- Strong knowledge of construction contracting principles, subcontract administration, and project delivery methods.
- Experience reviewing and negotiating contract terms and conditions.
Preferred Qualifications
- Experience with public sector or government construction contracts.
- Familiarity with design-build, CM at Risk, or other alternative delivery methods.
- Professional certification such as CCM, CPCM, PMP, or similar is a plus.
