Description
- SUMMARY: The Facility Manager oversees the building and grounds of 36 Wall Street, ensuring the facility is safe, clean, and fully operational, and that the grounds are similarly well maintained in a way that demonstrates respect and care to clients, staff and our neighbors.
Requirements
DUTIES AND RESPONSIBILITIES:
- Supervise, direct, and maintain a building with a total gross square footage of approximately 17,000sf.
- Maintain building systems, such as heating, air conditioning, ventilation, plumbing, and electrical.
- Oversight & management of building inspections, permitting and overall code adherence.
- Manage contractor and vendor relationships and review service contracts regularly to ensure facility management needs are being met; negotiate bids and contracts for third party workers.
- Initiate purchase requests, monitor expenses and payments, and develop and implement cost reduction initiatives
- Plan to build maintenance and operational programs and ensure efficiency of all building systems.
- Responsible for the overall security of the building & grounds, including operational oversight & management of security systems.
- Perform, coordinate or oversee all maintenance services including repairs, janitorial services, and maintenance of grounds.
- Maintain a safe work environment for all employees.
- Performs other related duties as assigned by management.
SUPERVISORY RESPONSIBILITIES:
- Directly supervise the Custodian assigned to 36 Wall Street.
- Supervise & support special projects and maintenance volunteers as needed.
- Carries out supervisory responsibilities in accordance with the organization's policies and applicable laws.
- Responsibilities include interviewing, hiring, and training employees; scheduling, assigning, and directing work; provide regular supervision & performance appraisal; addressing employee concerns and provide resolution.
QUALIFICATIONS:
- Minimum of five years’ experience in facilities management, maintenance, construction, or related field
- Minimum of two years’ supervisory experience
- Must be available outside working hours for emergent communication
- Knowledge of building operating systems; working knowledge of electrical, plumbing, HVAC and mechanical systems
- Working knowledge of principles and practices of project management
- Sound knowledge of health, safety, and environmental regulations
- Must have good organizational skills and ability to efficiently multi-task, define problems, and resolve them quickly
- Experience in forecasting capital needs & managing budgets
- Accurate and precise attention to detail
- Must possess strong customer service and interpersonal skills, must be able to communicate and collaborate effectively with internal personnel at all levels and external vendors in a supportive and positive manner
- Must possess basic computer skills (email, word processing, spreadsheets)
- Must possess current driver's license and excellent driving record
- Other skills required: general knowledge of building codes & inspectional requirements

Physical Demands and Work Environment:
- Both general office conditions and occasional outdoor work with exposure to extreme temperatures and inclement weather conditions.
- This position requires prolonged periods of time walking, standing, bending, lifting, ascending and descending steps and ladders; must be able to lift and carry up to 50 pounds.
- Able to respond to emergencies in the evenings and on weekends is required.
