Job Summary

The Porter is responsible for the daily janitorial functions and upkeep of grounds & common areas at the assigned property. Ensures that the physical condition of the property satisfies ownership and management objectives.

Essential Duties

• Responsible for general upkeep of the buildings and grounds of the property with curb appeal and resident satisfaction as top priority.
• Perform janitorial work as required to maintain the cleanliness of the common areas of the property.   
• Assist Maintenance Technicians in the “turnover” of vacant apartments in an expeditious manner to avoid the loss of any rental income.
• Responsible for the care and use of the property’s janitorial and maintenance supplies, performing a monthly inventory and making recommendations to the Maintenance Supervisor or Community Manager for the purchase of supplies and equipment.
• Operate power equipment as required for yard maintenance work and cleaning of the interior & exterior of buildings.

Required Education and Experience

A minimum of a High School Diploma or working toward completion. Must be able to perform physical labor and lift heavy objects. 

• Previous experience with basic maintenance or property upkeep tasks such as janitorial, shoveling, mowing and basic landscaping desired.

• Ability to manage multiple priorities and possess excellent follow-through skills.

Physical Demands and Work Environment

An individual working in this role must be able to withstand prolonged periods of standing & walking; is routinely required to use hands, reach with hands and arms, bend, and use various machines and tools. Must be physically able to climb ladders, bend, or crawl into awkward spaces. Specific vision abilities are required for parts of the job to include close vision, color vision, peripheral vision, and ability to adjust focus. The noise level in the work environment is usually moderate with occasional exposure to loud noises from machinery & equipment. This position may require lifting up to 50 pounds. The expected wage range for this role is detailed below. Final compensation will be based on the candidate’s skills, experience and qualifications and will fall within the stated range in accordance with applicable state law. This position is eligible for additional incentive pay based on achievement of metrics as defined for the role.
