Full-Time | Monday to Friday | 8:00 AM to 5:00 PM, 60 min unpaid lunch

THE OPPORTUNITY

Stratum is looking for an organized, service-focused Assistant Manager I to support the daily operations of one of our apartment communities.

In this role, you'll work closely with the Property Manager to support leasing activities, resident relations, rent collection, property administration, and overall community operations. We're looking for someone who takes initiative, pays attention to the details, and enjoys creating a positive experience for residents and prospective residents.

WHAT YOU'LL DO

Resident Services and Leasing

· Provide professional and timely assistance to residents, prospective residents, and vendors.

· Conduct apartment and community tours, follow up with prospective residents, and support leasing activities.

· Process rental applications and prepare lease agreements, resident files, move-in packets, renewals, and move-in and move-out documentation.

· Help organize resident activities and support positive resident relationships.

· Assist with responding to after-hours emergencies and participate in the on-call rotation as required, including evenings, weekends, and holidays.


Property Operations & Administration

· Collect and accurately record rental payments.

· Monitor outstanding rental balances, follow up on delinquent accounts, and prepare required notices accordance with company procedures.

· Maintain accurate resident records, reports, and property documentation.

· Coordinate with maintenance staff and vendors to address work orders and property needs.

· Conduct property inspections and help maintain a clean, welcoming community.

· Support the Property Manager with daily operations and provide leasing coverage when needed.

·  Assist with other communities and work-related errands as assigned.

· Occasional business travel to other properties or for work-related errands may be required.


WHAT YOU'LL BRING

Required Qualifications

· High school diploma or equivalent.

· Strong customer service, communication, and organizational skills.

· Ability to manage multiple priorities, maintain accurate records and handle confidential information.

· Basic math skills for rent collection, reporting, and administrative tasks.

· Intermediate computer skills, including Microsoft Office 365. 

· Ability to work independently while collaborating with the property team.

· Ability to communicate effectively, exercise sound judgment, and maintain professionalism when addressing resident concerns and unexpected situations.

· A current and valid driver's license, reliable transportation, proof of auto insurance, and an acceptable driving record are required.


Preferred Qualifications

· At least six months of property management experience.

· Previous customer service experience.

· Familiarity with landlord-tenant requirements and Fair Housing laws.


WORK ENVIRONMENT & PHYSICAL REQUIREMENTS

This position combines office work with regular activity throughout the property. Duties include extended computer and phone use; sitting, standing, walking, bending, reaching, and repetitive hand movements; conducting apartment and community tours; and occasionally climbing stairs or ladders and lifting or moving materials weighing up to 50 pounds.
